I've lived at Eastside Village from May 2003 until the present, so Iıve only been here three months so far.
I'm pretty happy with it. Itıs obviously not a very well-constructed place, and will likely go downhill as it ages, but itıs pretty decent for now.
The office staff has always been helpful to me, and pretty quick about requests. I have no complaints about them.
The parking garages are secured access, and theyıve actually always worked, unlike 90% of the Dallas apartments Iıve seen. The biggest problem' 50% of the spaces are labeled "Compact Car Only", which is not enforced in any way. There are a ton of large trucks/SUVs in the garage, and everyone just parks wherever they feel like it, even if theyıre straddling the lines. Makes for a lot of possible door-dings.
I've heard occasional loud noise from the pool area, but theyıve been pretty good at later hours. One apartment on the first floor below me (I'm up on 3) has occasionally been really loud, but again, have controlled it ok at night.
A couple other minor gripes. There are two staircases leading down from the parking garage to the street I need to cross to get to my building. One staircase is enclosed, and NOT air conditioned. The other is outdoor (nice), but positioned right above an exposed dumpster (not nice). There is also an elevator that trapped me briefly once, and I'll never use again. I don't really see many people use it.
This seems like a total gripe-fest, but I've seen much worse places. The apartment itself is pretty small, but quite cheap as well. Itıs decorated neutral, and there is a wood-style floor in the kitchen instead of the normal vinyl tile.
I've seen a few silverfish in my apartment, but I've either let my cat take care of them, or gotten them with Ortho Home Perimeter Control pest spray. Itıs just as good as calling out the pest people, and cheap as hell.
You can also get SBC DSL internet here, as well as DirecTV without using a dish (subcontracted through SBC) for about the same price as cable.
Overall, it's pretty good. Barring any big shifts downhill, I'll likely renew here next year.
Not really a relevant addition, but the Plano Mini Mart (attached to the apartment) has a creepy guy working there. He stares at everyone walking by. Makes me want to avoid the place entirely.
UPDATE: I did review for a second year. Not much to add - I moved into an apartment facing the courtyard in Phase I. It eliminated the problems with the noise from the parking garage, but it added the problems of people occasionally making a ton of noise on their balconies. Specifically we had a few people leaving barking dogs out ALL NIGHT. We also had the people below us out talking loudly and smoking past midnight on weeknights, all of which went right in our window. Yuck.
I ended up moving to Carriage Homes in Dallas in May 2005, mostly to get closer to my work.
