I have been a resident of Estancia for over 6 months and I have to say that I was impressed for the first 3 months. At first glance the apartments are fantastic until you begin to hear every neighbor surrounding you. The walls are so thin that I can hear my upstairs neighbors when they are on the phone, my downstairs neighbor s television, and everything else that goes on around me. I was sold on several amenities of the apartment complex, one of those being the car care center. I was assured that while the construction was underway that we would be compensated with vouchers for free carwashes each month, however, that has yet to come to pass. When I questioned the office staff about the car center and voucher situation I was met with a lot of I don t knows and apologies but no action or reasonable explanation. At first the parking was not a problem because I rented while the complex was fairly new. However, in recent months Estancia has blocked off an entire side of the complex (blocking 70-100 parking spots) forcing those residents to park elsewhere which has made available parking spaces non existent. When I questioned the manager about the parking situation I was told to deal with it and that there was nothing they could do. I wished I had paid attention before I moved in because if you look and count the spaces next to each apartment building there is nowhere near enough parking to accommodate the 22 apartments in each building!!! Doug and Julie are GREAT, however, the management and other office staff are horrendous and have treated me with rudeness and carelessness from day one. BUYER BEWARE!!! DO NOT RENT FROM ESTANCIA!!!!

I have to agree with the noise and parking. We have lived there for about 6 weeks now and every weekend there are more people moving in. There is no where near enough parking for everyone. We were told that the carports near our building were all first come first serve while all the construction was going on. Needless to say after a couple warning stickers were placed on my car I found out this was not true. They have been leasing the carports (not fair in my book, if there is not going to be enough regular spaces to accommodate everyone, parking should be open to everyone until something else is made available.) If we were to get home after 6 I don't know what we would do. There are still a few carport spots unleased, but if you park in them they will tow you whether it's someones space or not. I witnessed someone being towed first thing this morning. I do not know what to do about this anymore. It's not even like you just have to park inconvienently far away if there's nothing in front of your building, that's not the case, there is NO WHERE to park if you happen to be home late. As far as the noise goes...geez, you'd think there was a crew of circus performing elephants living above us preparing for an act 24-7. I don't think they ever sit. I've never lived anywhere other than a top floor, so being on the second I am finding it extremely hard to cope. My daughter is not even two and the loud stomps and noise from above scares her so much at night that she sleeps with her hands over her ears. It breaks my heart and is by far the sadest thing I have ever seen. It's like she thinks someone is about to come through the ceiling at her. So sad, but what would the staff do about it if I was to complain? I'm guessing nothing. I can't really see them telling the people above me to quiet down, or learn to pick up their feet when they walk, so I deal with it. Sadly I have signed a 14 month lease so we are here for another year. If people continue to move in on a weekly basis, and no further parking is opened up to accomodate everyone, then we as tenants are going to have to bann together to get something done about it. I mean it's not right, and it certainly can't be legal for them to not have X amount of available spaces per building. It's got to be breaking a fire code or something.

This company has double standard. I belong to a minority groups and I feel harassed and discriminated. The parking is a mess unless you pay extra $35 for a private parking. There is loud construction of more apartments that will create more problems with the parking. I have children???s with allergies problems, since we moved the condition has worseness. There are plenty other option in the area for better price and much more amenities. I don???t move because the penalties are around $4,000; need to wait couples months more.
