Great Place-Would Recommend

My story to get to HP is unusual which will tell the mgmt staff who this is, but I don't care. I found Highlands of Preston on-line after researching and calling many other apts in the DFW area. I found them because they were reasonable and offered a 3 month lease since we were moving from Pennsylvania. We didn't have time to look at any apts b/c we would need to move directly into one. The mgmt staff was very helpful, and did all of the paperwork for us so that when we arrived in time, we just had to sign and get the keys. As she promised it was clean with new appliances. Yes, the manager is stict, but she is nice and gets things done. All the other employees are extremely helpful, and always with a smile.
Now I found this apt complex, and picked it because of the personal reviews, so I will give a testament for those who need to know details of this complex just as I did.

Rents are the best in the area, very reasonable. I have a 1 br and for a six month lease it's $661 for a first floor it would have been $630 for a 12 month. They require 60 days notice to move out, and 85% of your rent in hand at 60 days if you want to break your lease early. If you want to break your lease but move to another apt on the grounds it's a $200 transfer fee instead of 85% and 30 days notice. All of the floor plans have storage, our is under the staircase for the apt above us, and is large enough for a twin size bed. The kitchens are small though. the gardeners come on Sat morning around 9am, while I'm still trying to sleep, but they do keep the place looking great, all the grass and hedges are always trimmed. Watch out for rude neighbors who like to let their pets do their business in your yard. There are also several stry cats that wander around the parking lot-but they aren't scary!

Now, being on the first floor, I have a couple above me whose husband is a very large man, and gets up around 5am to go to work, luckily his wife stays in bed so he's really only noisy that early in the living room, and not above the bedroom, while I am sleeping. They have never bothered us, but I can hear with frequency anytime they use their water, as the pipes are in our walls as well.

The appliances were new, and have not had any pronlems. Heads up tho, you have to have a light switch turned on to use the dish washer, but that keeps you from bumping it and accidentally turning it on. The apt was freshly painted, clean, and they had just put brand new carpet in.

Safety: this was my BIGGEST concern while reading other apt reviews. We have a first floor, and two vehivles, and nothing in nearly seven months has happened. There is a security system in every apt and it's about $30/mo to activate it. As far as I know we haven't had any break-ins, but there was a large truck stolen out of the parking lot one night. This was not a resident's truck as I had never seen it before, so it might have been a family feud thing. They do have a service that comes around to make sure your car plates and stickers are up to date!

Location: this is the greatest place, one block off Preston (289) which is where all the shopping and restaurants are. In a block radius we have Gold's Gym, 24 HR Fitness, 4 shopping centers, TGIFridays, Chili's, Bennigan's, Pot Belly's, a burger place, Blue Goose Cantina, another Mexican rest, Boston Market, Chic-Fil-A, La Madeline's, Chipotle, a fancy rest, Kroger, Whole Foods Market, Studio Movie Grill, and Haggard Public Library. 1.5 miles away is the dollar theatre. Plano and Frisco ISD is exemplary, and we are within walking distance to Hightower Elementary School. We are 5 min from 544, 10 min from 121, 10 min from 75, 12 min from George Bush Toll, 17 min from 635, 20 min from 35E, 20 min from 30. It takes us 45 minutes to Arlington, and 1:15 to Ft. Worth. And we are in a ritzy housing location-half a mil w/o breaking a sweat one street over.

Amenities: there are only a few, but they are growing and in Oct 07 they should have an internet cafe, and a larger work-out faility. Currently there is a small 24 hour work-out room, it has about 8 machines and one TV. The business center has two computers, with a couple of desks, but no internet. There are two swimming pools. I have only been to one, it has a hot tub that has been acting up the last few weeks. The pool, hot tub, and water feature are generally clean and inside a rod-iron gate. It's only 4.5 feet deep, so no diving.

PS: The one night we needed maintenance, we had a garder snake in our apt hanging from the blinds, but my husband always leaves our front door open. We told them the next day and they came to seal the door better within 48 hours.
