I've been here for seven years and have seen nothing but decline since JC became manager. Yes, she has a sickeningly sweet personality, but the truth is she's all company and doesn't give a damn about anybody or anything other than making money for her employer. While the prior to the prior manager, DL, was for sure far from a wonderful person she at least had the sense to understand an apartment manager's core strength begins with tenant retention. How heartwarming to read that management has made a 360 (I think whom-ever wrote that meant a 180) now that the vacancy rate is sky-high. Unfortunately it had to get to this point for JC and her dim-witted cohorts to understand (even if they did conspire to write that entry themselves) that keeping good established tenants is better and easier than filling vacancies. Can it be that JC will from now on renegotiate leases in good faith devoid of her usual stubborn insistence on onerous rent increases and fee-laden addenda. Maybe she is starting to get the message lest her job be in jeopardy. JC and her staff have no one but themselves to blame for the high vacancy rate because they have driven away so many quality tenants who in actuality preferred not to move. The word is out: No one wants to live here because of management's poor reputation -- petty, inept, and authoritarian. Now they offer a commission for referrals but not many tenants are willing to consider introducing friends or relatives to this complex. With the high vacancy rate any riff-raff coming off the street with a months rent in hand moves in. Certainly everyone residing here has noticed the influx of low-life residents, the all night open garage drinking parties, the litter, the broken mailboxes, the constantly overflowing garbage compactor, the disgusting pool maintenance, the incessant speeding, the endless parade of shirtless tattoo murals strutting around with beer in hand, the constant police presence, the ridiculous signage by the office that makes LaCosta look like a giant going out of business sale. Let me not overlook the stream-of-revenue larceny they call "water allocation." A family of four is being extorted for upwards of $70 per month, in some cases nearly 8% over base rent just for water -- exploitation by any definition. To LaCosta Management tenants are not really people, they're accounts receivable, and we're treated that way. I'll bet they never tell prospective tenants the truth about how much they'll be ransomed for water. If you're thinking of leasing here keep in mind that tenant is another word for customer, and you just might want to look around a little harder for a management that respects it's customers. Families with children, particularly families with daughters should immediately abandon any thought of moving into LaCosta. This is an expensive low class operation. JC is the perfect metaphor for the property she manages and the company she represents -- lipstick on a pig! Management will enter your apartment in your absence to perform inspections under the pretence of "budget projections;" but the truth is they're snooping in your private home to see how they can squeeze an extra dollar out of you. These people are shameless, and that's how they remain employed. There is plenty to choose from in this area and the dim-bulb JC and staff are too stupid, and/or too arrogant to see they are losing to their competition.
Oh! I almost forgot the drug dealing, the crystal meth labs. The numerous DEA raids! Masked Federal Agents with guns drawn as children are walking to school. It's happened more than once. It's anyone's guess when it might occur again. Keep up the good work Westdale, people should be waiting on long lines to lease at LaCosta! And Jessica, do you think you're working for some nonprofit faith-based organization' You're not a bad person, but you have sold your soul for your paycheck to a company that demands no less of you. Westdale is only about separating people from their money, anyway they can. They don't give a damn about their properties, their tenants, their employees, and they sure as hell don't give a damn about you. So keep those vacancies coming Jessica, you're only few more away from unemployment.
JC, save the canned response. I'll believe what I see!
Sunday October 4, 2009:
Anyone happen to notice the recycling bin on the east side of the complex' Overflowing with garbage just like the main compactor -- garbage blowing all over the common area. Recycling is such a great idea, put the bin right where people live and park. LaCosta is so admirably environmentally conscious. And the residents are left to live with the filth!
Sunday October 25, 2009:
Anyone pass by the scenic LaCosta garbage compactor today' Disgusting isn't it' Don't complain if you have rats though; they might hit you for a pet fee. LaCosta management will hold the letter of the lease over everyone's head like The Sword Of Damocles while they flout city ordinances and health codes with impunity. Call The Department Of Property Standards at 972-941-7124.

Wow! I seriously could not have said this any better! We lived there for only 2 years and had to leave because of a lot of the things you mentioned. We lived near a lot of tenants who thought they owned the parking lot and would race their 4 wheelers through out the parking lot all weekend long and would have mini keg parties in their garages. No matter how often we called the police and notified the front office staff of these annoyances, nothing was ever done about it. The office staff is too concerned with their own personal lives to worry about their tenants. We have two young children that were constantly hearing and seeing things that children of their ages should never have to encounter. And God forbid I would ever take my kids outside for a short walk, nearly every time they would almost be hit by some lunatic racing through the parking lot as if it's the Texas Motor Speed Way.
Great Apartments do not exist. Good apartments are rare. La Costa has become a scumbag infested ghetto. They let anyone off the street rent. They jack with the rent amounts. They take their sweet precious time with maintenance issues. They charge way more then they ever should for water. And they have a poor excuse for a Manger and office staff. I say good riddance.
