BE PREPARED. FROM MY PERSONAL, FIRST HAND EXPERIENCE I BASE THESE COMMENTS. THIS IS PURELY MY OPINION BASED ON THINGS THAT HAPPENED TO ME, THINGS THAT I HEARD, SAW, AND EXPERIENCED MYSELF;

*** MISLEADING MESSAGES, SALES PRESENTATION
*** ROUTINELY BROKEN GATES AND MIDNIGHT DUMPERS
*** ANIMAL POOP EVERYWHERE, WATCH WHERE YOU STEP
*** UNDERSTAFFED, OVERWORKED MANAGERS
*** SUPPOSEDLY OWNED BY NON-AMERICAN STAFF
*** BIZARRELY "HIGH" POWER BILLS
*** POOR POWER MANAGEMENT (LEAVE LIGHTS ON IN THE DAY)
*** NOT, AND I REPEAT "NOT" CHILD FRIENDLY
*** PERFECT FOR EX-CONS OR PEOPLE WHO LIKE ROUGH CROWDS

THESE ARE ALL MY TRUE EXPERIENCES. I AM DOING THIS TO HELP SOMEONE ELSE OUT THERE. I DID NOT HAVE THE LUXURY OF KNOWING THESE THINGS BEFORE I FELL INTO THIS PIT.

IN MY OPINION, ESPECIALLY, AND I MEAN "ESPECIALLY" DO NOT TRUST ANYTHING MANAGEMENT TELLS YOU.

It is OBVIOUS that YOU have a problem with Arabs.....that YOU left your apartment a mess and had to pay fines for it. Calling this place a slum is totally absurd. You have obviously never lived anywhere near a slum. Legends is absolutely the best apartment experience I had. YOU have obviously had trouble with the front office. Funny, not once in all this time have I EVER had problems with the office. Legends is a WONDERFUL place to live. And you are an immature jerk You have been writing the same ---- now for many months. No Life??? ALL apartments have dog poop because the TENANTS are too lazy to pick up after their pets. Grow up.

Interesting. I too live at the Legends, or should I say the new BES Ridgeview Fund IV LP. I have no idea what ethnic group owns this place. I DO know that about 95% of what the complaintant speaks is correct! 1) SALES PRESENTATION: I was shown a totally different apt than the one I moved into. Totally different floor plan. Took them a month to get me a microwave and repair the ice maker in the refrigerator. 2)ROUTINELY BROKEN GATES. This statement is 100% right on! 3)ANIMAL POOP EVERYWHERE: but that's the pet owner's fault. 4)UNDERSTAFFED, OVERWORKED MANAGERS: don't know about understaffed or overworked, but the new group has the audacity to tell me that they have no idea of what I experienced a year ago here, and they are not responsible. I will call bullcrap on that one! I have been here 3 years and have fought my battles with previous management. I have a file and everything I have added to it the last 3 years best be there. We, the tenants, don't "start over" when the newbies come in! 5)SUPPOSEDLY OWNED BY NON-AMERICAN STAFF: that should make no difference. Customer service and our rights should remain the same. 6)BIZARRELY "HIGH" POWER BILLS; who in their right mind could disagree with this?? It's bullcrap for my usage of electricity to be $100, but my bill is $190 due to fees and the fact that we are forced into paying a CO-OP that has to buy their energy from someone else! Kick backs here. 7)NOT, AND I REPEAT "NOT" CHILD FRIENDLY:I haven't had a problem with this. 8)PERFECT FOR EX-CONS OR PEOPLE WHO LIKE ROUGH CROWDS: can't really argue or defend this. For the most part there are a lot of good people here, but I have noticed a bit of desperation on the part of the office to lease. There are some "shady" characters moving around after dark and I have noticed some young teens that should have more parental guidence and have their damn kids in before 10! Overall, I am very disappointed with this new turnover. It took them a month to get around to a work order request I submitted, and a month after that, they didn't let me know that they were entering my apt to complete some things that were left unfinished from a month before. Amazing that they do not have to inform tenants that they are entering their apts at any time they so choose. I felt violated and disrespected when I was informed that they can come and go as they so choose as long as there is a work order in place, even though it took them 2 months to complete that work order. Privacy???? If my deadbolt on my front door is locked, you do not have my permission to raise my garage door and enter at your pleasure!!!

Moved to Ridgeview Ranch in summer of 2005. At the time, the staff was wonderful and I was happy to be a part of the community. However, once that management company sold the complex, things took a turn for the worse. I do agree with most of the points made in the initial post. ROUTINELY BROKEN GATES AND MIDNIGHT DUMPERS ( I agree 100%. In addition, there were contractors who would constantly dump their waste in the early hours of the morning to avoid detection in the dumpster next to my apartment) MISLEADING MESSAGES, SALES PRESENTATION (When I got my apartment back in 2005, I had a friend who checked it out for me as I was moving to TX from another state. Based upon the information my friend relayed to me about the apartment, it met my expectations when I saw it. I was not there in person for the sales pitch.) ANIMAL POOP EVERYWHERE, WATCH WHERE YOU STEP (Yes, this is more the responsibility of the pet owners to clean up after their pets. However, management can send a bulletin out to all pet owners to remind them to do so as they are aware who all pet owners are who live in the complex) UNDERSTAFFED, OVERWORKED MANAGERS (I agree, I have noticed a great decrease in adequate staffing in the leasing office and also the amount of service/maintenance staff since I moved there in 2005. Service calls that would normally take two to three days to be completed before are now in excess of one month as of June 2008. In the past I have had to lie to get faster service by saying I have a flooded bathroom or kitchen. It worked! They showed up in under 30 minutes...try it!) SUPPOSEDLY OWNED BY NON-AMERICAN STAFF(Does not matter to me who owns the complex, customer service and the level of professionalism is what counts.) BIZARRELY "HIGH" POWER BILLS(THIS STATEMENT IS 100% TRUE, NO JOKE! I have complained so many times and nothing changed. I was even told by a staff member, "don't feel bad, everyone's bill is high". Do not be suprised if you are paying the same amount on your utility bill for a one bedroom apartment just as someone who owns a four bedroom home! I moved out recently and started the process of owning a home. Might as well if you're paying pretty much the same in utility bills. I should have moved even sooner and saved myself lots of cash gone down the drain.) POOR POWER MANAGEMENT (LEAVE LIGHTS ON IN THE DAY) (Yes, I can attest to this. The bulb outside my apartment that management controls was left on many occasions when I headed off to work @8 AM and when I returned home @5:30 PM it was still on. I wonder how much money everyone in the complex payed for all these bulbs that were left burning all day...hmmmmmmmmmmmmmmmmmm) NOT, AND I REPEAT "NOT" CHILD FRIENDLY (Do not know if they are child friendly or not. However, I do know that there are many young children playing outside i.e. on the basketball court at 1 AM, 2 AM, and even 3 AM! Makes you wonder where their parents are, if they have any at all. Imagine trying to sleep with a pounding ball at your head! On two occasions it was so bad, I called the police. They never showed up. Not even the one who lives in the complex supposedly.) PERFECT FOR EX-CONS OR PEOPLE WHO LIKE ROUGH CROWDS (There is definitely a change in the caliber of people who are now tenants in the complex compared to when I moved there in the summer of 2005. Seems all that is required these days is just proof you can afford the rent and you are guaranteed a spot.) Whether you decide rent, stay, or leave, it is all your choice. I am just voicing a little of my experience while living at 2300 Kathryn Lane. Oh, I think I forgot to mention something earlier...In addition to the beautiful golf course view that the Legends boast about in their advertisements, THEY FORGET TO MENTION THE HUGE, SMELLY, GARBAGE DUMP NEXT DOOR. YUK!!!

I have to agree that the caliber of tenants has gone down hill fast!!!! Kids and teenagers roaming around alone at all hours. I used to feel comfortable taking my dog out at night, but now I don't dare!!! There was a man sitting at the picnic table behind my apt smoking a joint at 9:00 pm in full view!! Did I call the office? NO because I have called the emergency line on SEVERAL occassions and it seems that there are "no emergencies allowed" after the office is closed. I can't wait to get out of here. Utilities are freaking OUTRAGEOUS, can't get direct tv without leaving office management in your will, takes them literally MONTHS to get to repairs, and then they come in with no advance notice although it's been a couple of months and you forgot about placing the request! No respect for us tenants that have been there for a while and have been good tenants! When the new management came in, we were told to take a # just like everyone else. I am sick and damn tired of hearing "you should be happy that your electric bill is only $250, some of the tenant's were $450". I don't give a crap that the people living in the townhomes bills are $450! I live in 900 sq feet, am only home at night, and turn my air up to 90 during the day. Why do I have to pay for a damn co-op to buy their electricity from someone else??? If you move here, be prepared live in a dictated community with no customer service and don't go out after dark!!
