We have been at Lincoln for 7 years, so I know this place like the back of my hand. Just in the past year and a half this place has slid so far downhill that it is not even funny, it is pathetic! First off, this place may look nice at first glance, but live here and walk these grounds day in and day out and you will notice all the erosion, botched tree-trimming, dead plants, large muddy holes in the grass. The grass is so over-watered to the point of it being so waterlogged that your shoes gets stuck in the muddy, grassy yuck.
Try getting maintenance to even respond to simple tasks!
In the middle of the complex there is a 5 or so acre "park" area. In the park is a volley ball court and a pool. People mill around at the volley ball court and pool all hours of the night, 12 midnight, 2am in the morning, drunk and cursing, yelling and slurring and management does NOTHING about it! Workers here have been known to even encourage it! People even drive over from other apartment complexes to use the pools and volley ball court and leave their messy beer cans all over! This place is like a sorority gone crazy! Warning: If you have a family, look elsewhere. This is an atmosphere that you don't want your kids around!
Oh, and when I went in to pick up a package at the management office one of the employees was actually on this site making up a "good" review for Lincoln at Towne Square!!!!! Talk about bogus! This is the kind of attitude that permeates this place. There are too many quality apartment complexes in the area that you can live at, why settle for this garbage at Lincoln'
Lincoln USED to be a nice place to live, but no more. We are moving at the end of our lease. Later Lincoln!

He is only 90% right, its worse...
I lived here 2 years in two different apartments and both times have had ridiculous electric bills. My electric bill is now $300/ month for a two bedroom, when my parents have a huge house in McKinney paying 150? On top of that the buildings are POOOOORRRRRLLLLLY insulated. In the summer time it always feels like it's 200 degrees in the house, so the air is blasting when I'm home and just the opposite in the winter.
Construction is everywhere and annoying. You can't find parking because they block off your garage for construction for days and don't give you a credit for it. They leave trash everywhere too and park huge dumpsters and trucks everywhere. Also you have to watch when entering because they throw falling debris all over the place.
I agree about people are non-stop partying...you will see the management included wasted all the time and encouraging it-no joke. They use to have 24 hour courtesy but not anymore, probably because residents were calling so much because of the constant partying.
Maintenance absolutely sucks. I have had a leaky sink the entire year. They came to "fix" it several times and lets just say the cabinet is rotten now, but that's their problem now. And both times I lived here, both dish washers were horrible. They kicked more food on the dishes than they had on before you put them in. I even wash them before to see if I was loosing it, and yes the dishwasher will add dirt and food? So get use to washing dishes the old fashion way.
Oh if you like knats, the place is infested and it's probably because they over soak the lawns, I mean swamps and put it in your water bill. Oh and people let their dogs crap everywhere, so watch your step.
Oh and the mailman can't read. I've been to the post office several times dropping off tons of mail because they keep giving me the wrong mail adn I write on the letters "wrong address" and of coures it shows up in my mail again a week later. The poor lady who use to live here had a warrant for her arrest come in because they keep sending her mail the wrong place?
I could go on all day, but one last thing and if you hear this when you pick up your keys turn around and leave because you know I'm telling the truth, that lie about the access cards to the gym not in or activated yet or will be in next week. You will not see a card for a long time. I lost my first one and was willing to pay for a new one. I end up waiting 3 months, going back every 2 weeks to inquire and then the sales associate just gave me hers.
Now you can make a better decision...and then they painted the building these horrible colors...what were they thinking.

gnats in your apartment? um...clean your home.
if your electric is so high, change electric companies. use a fan. turn off your lights.
i find it amusing with all these negative reviews.
i've lived in phase 2 for a month and a half and love it. people are great, the grounds are nice. yeah..you're right, there is dog crap here and there from people who don't feel the need to clean up after their dog, but you'll get that everywhere. the volleyball court...a guy comes out at 10pm every night to tell the guys to get off the court, and they all go home.
the one complaint i have is people are right..the parking is horrible. they didn't really plan for parking with all these new buildings coming up, nor did i pay attention when i first looked at the place.
but for the month and a half i've lived here..i love it!
with all these horrible reviews of the place..just go look at it yourself. if you like it...then go back at night a few times during the week after dark and see if you still like it. but that goes for any place. that's just common sense. judge for yourself. 99% of the negative apt ratings (for any apt complex) on this website are ridiculous.

Oh, yes, yes how could I forget the gnat infestation....they have been living in my apartment for the past year!!! I can't get rid of them! What's managment going to do? They'll want to fumigate the whole apartment with pesticides and we know how healthy that is! I also notice that there are tons of flies and gnats all over the complex too. Flies usually are attracted to crap, so it doesn't surprise me that they all hang out at Lincoln......
In response to the above post: Good thinking....the gnats are probably because they soak the lawn to the point of it being a swampy marsh. I didn't think of that.....

I have no complaints. I have had no problems with the staff or the complex. Yes it's a little noisy because if you live on the bottom floor, you are going to get noise from the people upstairs, but then again, that's apartment life. Apartment living is a lot different than living in house. You have to be proactive to avoid having pesty insects. Keep a clean and tidy apartment. Keep the floors and counter tops clean. Don't leave dirty dishes in the sink. Don't let the trash pile up. If you have insects, go buy some bug spray. I sprayed all around the apartment, inside and out and it really helped. Use common sense.
