I moved here because I thought I had bad management in my previous apartment complex. I also moved to Los Rios Park to get a garage for my car.

When I signed up for the apartment,I was told I would have one garage left next to my apartment building. Unfortunately I took them for there word and once I moved in they told me that they had already given that one away and I was stuck with on three times as far and uphill. Since this was the main reason I moved here I was a little up set and felt like I still had to get it. They promised to move me into the next one that comes available but its been three months and nothing from them.

The area in the back stinks because of the standing water by the soccer fields and golf course. There are also lots of bugs, ants and spiders which they try to say is covered by their pest control. I was in the pest control business during college and their paid pest control does close to nothing. I am on the first floor and it does not even appear that they sprayed the base board, since there are no new dead bugs lying around. This a bare minimum for pest control, all I got was a note saying that nothing was used to harm pets. I don't have a pet.

They also charge there people in the apartment for the water used to water the apartment grounds. It makes you mad because there is basically a stream running to the street each night/morning from the run off. This basically doubles your water bill each month to around $25-$35. I use to have a $10 to $15 bill at my previous aprt for a 1/1.

I also live at Los Rios and really like it. You should get your facts straight before you start talking bad about something. First, the smell is not from standing water....it is from the water treatment plant a few miles behind the apartments. Maybe you should have researched the neighborhood before moving.... Secondly, if have not noticed - there are woods behind the apartments so this creates a few more bugs than normal....be an adult and buy your own bug spray! it wouldn't kill you to do something for yourself if it is such a big deal to you. Thidly, they do not charge the residents for the water that is used for the lanscaping. If you call and ask the apartment office or the water company, they will tell you that...

I dont care about where the smell is coming from just the fact that is smells bad. Its so bad that I dont want to open a window when the wind is blowing my way. I did my research by coming by a few times. It never smelled when I was there. Wood or now wood, its the shrubs that are planted right up against the apartments that is the cause of all the bugs. The woods would only really effects the raccoon or snake population that I see. I have seen a bunny or two though. Why should I have to pay for my own pest control when I pay the APT $3 every month for pest control. The guy does not even ask what is wrong or showing up, what a rip. I do my own pest control and I dont mind living with a few spiders. Unfortunately my gf does have a problem with them and my Mom. Spiders, beetals and millipedes are the once that show up the most. All very common in bugs found in shrubs. If they move them away from the APTs 2-3 feet then they bug populations would decrease a lot, bad planing. IF they dont charge the residents for water then the water bills seem a lot higher than at my other place. I would also recommend that they get a free evaluation from the city of Plano on how to save water. If you want to see over running water then come to Los Rios APT after about 10min of the first landscape sprinkler system. You can see the streams of water running down the parking lot. A few upgraded sprinkler heads could pay for them selfs in less than a year.
