I recently moved into these apartments and I know I have made the best choice yet.

These apartments are beautiful inside and out.

Very spacious and clean.

I have no idea what the other reviews are talking about when it comes to parking.

Yes, there is limited front-row parking as like any other apartments, but the next parking row is only one or two rows away.

The landscaping is stunning and I love being able to sit out on my balcony with a beautiful view to watch.

The staff is very friendly and informative.

They help you out as much as they can.

The pool is nice and upkept well.

My apartment is very quite.

The walls are thick and muffle any outside noise.

I can honestly say, the building is constructed wonderful to where I have not even heard or seen my neighbors.



IF YOU ARE LOOKING FOR AN AWESOME APARTMENT TO MOVE INTO, LOS RIOS PARK IS HIGHLY-RECOMMENDED.

Just give it a year and you will change your mind. If you paid extra for covered spot chances are someone else will park in it and the mgmt does not tow. So you are paying for a spot close to your apt for nothing. The amenities are nice. Pool and all. The issues everyone has is for the 2, 3, and 4 bedroom apartments. If you are in a single apartment then you shouldn't have much issue.

I haven't moved here yet and I'd like to hear about more than just parking... I don't care if I can't find a close spot, exercise is good. But what I do care about is bugs and the condition of the inside of the apartments. How's the cockroach/ant situation? Are the walls/carpet/hardwood nice? Can you hear every little thing your neighbor does? I'm a few weeks away from moving to the Plano area and to know that much would help narrow my search. My current complex is rated at 25% and this is actually a really nice home, so that number can't be taken too seriously.

I have been here since May and I have not seen a single cockroach or ant inside my apartment. I haven't even seen a single one outside of my apartment. Yes, there is fresh paint on the walls and the carpet/wood floors are upkept well.

Regarding bugs : If you are in the 1st floor you will have all sort of bugs and cockroaches all the time. Sometimes (twice in the last year ) you will get garden lizards coming inside the apt. I have also seen a snake outside my apartment on more than once. One my neighbors moved out because they could not deal with the bugs and the raccons. Break-ins: Cars have been broken into a couple of times. Once they stole some loose change and my glasses kept in the glove compartment and they pulled out all the stuff from my glove cmpt. It is pretty scary. Noise: Regarding the walls and noise: You can pretty much hear your neighbors snore. Noise is real big problem. Regarding parking: It is a real big issue. Forget about getting any parking in front of the apartment. On weekends it gets even worse. The management doesnÂ?t enforce parking, they let even abandoned cars sit in the parking lot. Before renting check out the parking lots and verify for yourself, there are several semi-abandoned car; you can simply tell by the condition of the cars or check the tyres ( all 4 tyres flat ). Regarding management: Mostly non existent, they do tend to break fixes but thatÂ?s pretty much it . Once you sign the lease and then you are on your own. If you really LOVE, LOVE, LOVE THESE APARTMENTS give it some time ....or may be it is the management posting this one There must be a reason why this apt has sooo maaannnnyyy negative postings ; its because it is a dump !!!.

honestly, on spring chreek, there are these apts called The Giovanna, they are like 10x better then this aparnment, i suggest you move theire, but yeah, any building in tis apt is bad, because of the staff.
