First, you need to know that the management writes the "positive" reviews. No one living at the Reserve at Charles Place would write a positive review about it. Trust me. Check other apartment review sites if you don't believe me.
The management gets commission to rent apartments, not to satisfy or retain residents and it shows. They literally will rent to anyone with a pulse. Probably half the residents move out in the middle of the night to avoid eviction.
The grounds consist of muddy sidewalks, broken and dead branches dangling over sidewalks, piles of dog poop, busted up furniture in the bushes from vandalizing children and driveways with so much broken concrete you'd think the place was under construction.
The residents are totally out of control, particularly the children who roam the property unsupervised in large packs screaming, yelling and vandalizing. They even skateboard on your front porch at midnight.
While living there, I witnessed a rock fight involving 20 or 30 children where the police were called. Also, a gang of kids screamed obscenities at a female resident threatening her until another resident came to her rescue. Another time, a gang of boys beat up a smaller boy by pulling him off his bicycle and stomping on him. And, the management did nothing!
Management will do ANYTHING to keep your deposit and won't honor lease agreements they make with you. Even going so far as to say your dog ruined the carpet when you didn't have a dog. Their favorite tactic is to threaten to turn you into a collection agency if you try to get your deposit back.
Don't be fooled by the nifty townhouse set up - your neighbors literally will be living with you the walls are so thin. And, you can smell your neighbors' bathroom smells because their exhaust fan vents into your bathroom! And, you'll pay through the nose to heat and cool these insulation-free paperboard wonders.
The pool was so ill-maintained last summer, the health department closed it after finding crypto-sporidia (deadly virus) in it. The management didn't even bother to notify the residents of the danger.
Maintenance cannot fix anything correctly. I duct taped my pipe together after they failed repeatedly to fix it properly. The maintence guys are very nice though but be prepared to make most of your own repairs.
The fire suppression system is old and spews oily, rusty water all over your garage so don't store anything in there you don't want ruined.
The office staff is basically worthless and suffers from amnesia whenever you remind them of something they told you earlier. Bring a tape recorder and your lawyer when dealing with them.
My suggestion is that you find another place to live. There are 3 fantastic complexes within 2 miles of this place that won't leave you frustrated, angry and broke.
