This property has completely changed in the four years I have been there and not for the better. I moved to this community in January 2003 and got an amazing price for a 2/2/Garage in Plano. You couldn t beat the service, amenities, price, schools, and neighbors. It was a very quiet family oriented community which was great for a single mother. Yes, there were occasional parties on the weekend by the college kids, but it wasn t enough to move out over. I didn t worry when my daughter played outside (supervised of course). You could walk to get your mail at night with no hesitation. You didn t have to worry about anyone breaking into your car or vandalizing the property. The staff was amazing and always answered the phones or at least returned your call same day. Trash was picked up during the hours specified and not left to sit out all day and the tenants respected the trash rules. It was so nice I even referred family and friends there.
What went wrong you ask' Simply put, several management changes and lower standards. Granted the new property manager is the best we have seen in about three years, the rest of the staff just doesn t seem to care. If you do have any issues and bring it up to the PM, she will take care of it right away. They never answer the phones and most of the time the answering service is not able to handle what you are calling for in the first place. The gates are frequently out of service so anyone can enter. They have signs all over the complex stating the trash times and people still disregard them, which allows animals to pick through it and spread it around causing the nasty smell. Even with their recent attempts to make it better (Sunday brunch, late package pick up, pizza night), the bad out ways the good.
The quality of people that live there now has gone from about a 8 down to a 2. They will let anyone rent these days. I have called the office/cops on a few occasions due to the use of marijuana by my neighbors (they actually had their windows open while there were several kids playing right outside). Just last week another neighbor celebrated the new year by smoking pot in front of his garage (next to mine) with several others. People speed through the complex all the time, making it unsafe for children to play outside even when supervised. They even speed around the kids that are waiting or getting on their bus (which picks up just outside the gates). You can expect loud music any day of the week (by apartments or cars), people speeding and burning out in the parking lot, drug use, trash put out during off hours, someone parking in your carport space if you have one, someone parking in front of your garage. There is a total lack of respect from most of the residents that are there now and it has led the complex to become run down.
The quality of the apartments, even in phase 2, isn t worth the money. Now every complex is going to have some kind of noise problem, that is what you get with an apartment. But these are the worst out of the 8 apartments I have lived in. You can expect a lot of noise coming from your neighbors above or next to you because the walls are so thin, even more so if they are loud people. Expect to hear everything down to cabinet doors shutting, dishwasher running, vacuuming. My neighbor smokes in her house and the smoke actually comes through my bathroom, which could be horrible for anyone with asthma. They really tried to make the units look nice but they used low end products that fall apart easy. The crown molding isn t as nice as it first looks look closer, it s about 5 inches of white paint between two smaller pieces. They cut corners everywhere they could and the tenants are the ones paying for it.
Now, I m a 26 year old female that has seen and done a lot of things, so I am by far a prude or one that enjoys ratting out others. But when the safety of your family or others is in jeopardy all the time, there is something wrong. I have stayed over the years because of the brand new elementary school that was built in 2005 and I m saving up to buy a house. But enough is enough and we are moving as soon as our lease is up.
If you have read all of this and still decide to live there, make sure you get renters insurance to cover being robbed or flooded out since that seems to happen often. Use your security system, lock all windows and double look your doors. Make sure you are always aware of your surroundings, especially when getting out of your car. Good luck!
