Summer Meadows had some good points and some bad...

Good points -

Office staff is typically friendly, and make an effort to know who everyone is. A recent management change has very much improved this from when we moved in.

Grounds are generally kept up well. Grass is green and mowed, weeds are pulled, and walkways are cleaned after storms.

Apartments themselves are above average in maintenance. We had 2 very clean apartments at move-in here - newly carpeted and newly painted.

Bad Points -

They have "community billing" for water. It?s an attempt at making everyone in the complex have equal footing when it comes to utilities. A 2-bed, 1-bath apartment had a water bill averaging $45 a month! For comparison sake, a 4.5 bath house in this part of Plano will pay around $50 a month.

Convenient parking is relatively scarce. You might be fortunate enough to have an assigned covered spot close to your door - most people here do not - probably averaging a good 50-75 yard walk to your car. There are quite a few broken down vehicles in key spots instead of the owners being courteous enough to keep them parked away from buildings. This is one of the worst points here.

Maintenance is typically a so-so thing here. If you have a reasonable request like a wobbly ceiling fan, they?re ok. If you ask them to clean out their dryer vents, don?t bother - get a ladder and plumbing snake and go to town. Though I still have a drippy faucet from my move-in inventory that is now a steady stream.

Overall impression - good for the money. You pay more for the location, but if you work 60 hours a week - that?s worth it.
