We've rented from Jan 05 through Dec 05. Our first 6 months were under "old" management (since then complete turnover and complex purchased). Old management was awful and we won't go into it.

New management is NOT ANY BETTER and PRICES are going UP. We live in one of the 1050 sq ft cottages (neighbors on side, single floor). Nice place, good size. Appliances are old. Ice maker in freezer adds yellow coloring to ice, don't use.

Two of the maintance guys are excellent, the rest are awful. We had to make a request 3 times to get one item fixed. One item never was fixed. And they've lost several requests. We ask that they call and make arrangments to enter while we are home, because of pets. They don't make arrangments and just enter, repeatedly, even after verbal and written requests.

In September they had to prove that they were sticking to a government contract showing that all tenants made less than 90k a year. We had to fill out paperwork, including getting a form filled in by the boss, and we were given 2 DAYS of notice. And then once that was turned in, 2 days later they called to say they'd never received it and if we didn't get it in ASAP we'd be evicted! A simple phone call to make them pull our file and actually CHECK proved that everything was fine.

Security. The patio doors are almost all window. Its a simple job to break one and turn the two inside, non-keyed deadbolts. The front doors are kick-inable. Yes I do know, as my neighbor's door got kicked in. Since then they've hired a "courtesy patrol". They drive around once a night and park their little jeep in someones parking spot for 10 - 20 min. While doing so, they are known to block traffic, smoke, and shine the car lights into whichever apartment they're facing.

Now its move out time. They've raised the rent, making it equal or MORE expensive than the apartments of similar size, newer appliances, and better security across the street.

You are better off signing a lease with La Costa or Camden Legacy Park. Same size apartments, year long leases are cheaper, 6 month leases are same rate as Summer Meadows 12-month. They're also 10 to 20 years newer and quasi-gated with garages.
