The Goods and Bads of this place I call home for 2 yrs

GOODS- #1 GREAT LOCATION (shopping, bookstores, dining, banks, park trails, community college), Very Quiet complex, Clean Exterior could improve but okay, front porches w/some units, Landscaping and grounds average, Lower than average Rent, fairly spaicous size 1br units, great wall installation no noise from adjacent units, nicer than average apt. size laundry room and exterior amenities (pool-ok, gym-ok, tennis court-ok, outside lighting-ok), no bugs or insects problem and pest control comes out weekly if you request, recently remodeling to exterior and grounds, rent increase 2.5 % each yr., Management has been kind/nice when communicating to me ------- American resident).
BADS- #1 OUTDATED APPLIANCES (Mid-80's, rusty and musty odor Stove, Fridge has mold, Dishwasher doesn't work, Garbage Disposal entire counter shakes when using and food still visable, Faucets drips, Tub fixtures are detaching from wall, Water Temps. changes automatically while taking shower - Hot Water Tank issues), poor circulating AC/Heating units this will hit you in the pocket, not all TXU fault, overall - NEED APPLIANCES MAKEOVER IMMEDIATELY, Pets Owners - don't pick up waste, don't walk in grass ever and there are trash bins located on the grounds for pet waste, no security unit - 3 burglaries reported May 2007, poor management/service order followups - 3 requests b/4 problem is resolve is the norm for past 2 yrs, no reserve cover parking and not enough cover parking, and rarely any community activity or meetings - 1st meeting ever annouced was b/c of buglaries and this was posted on your door the day of the meeting, and past Easter egg-hunt for the kids that's about it for 26 months.
OVERALL - Great location and good rent for location, but pay-off is HORRIBLE appliances and poor immediate management/service results, but they express empathy when dealing with matters at hand. Guess it's another reality in this world, YOU GET WHAT YOU PAY FOR AND FOR $600.00 A MONTH THIS IS WHAT I GET.
