You can never imagine place worse that this apartment site. The management is for the luck of the better word HORRIBLE, unfriendly and always absent. They only know how to overcharge insane prices, takes forever to fix anything. I have been there for 1 year and a half now and my dishwasher has been broken from day one, NOBODY ever fixed it till this day! The main manager Debra only calls to get rent up or enforce more charges. Residents are pigs through trash everywhere, no place for kids to play (the supposed play ground is on the same site with the garbage dump!) Residents are ghetto-like druggies, some have more than 5 people living in 1 bed room apartments, dogs crap everywhere! The roof constantly leaking and nobody does anything about it. They only come for 2 weeks to bother you pretending like they fix it, then first rain and flood again! I am tiered of asking
Covered parking roof has been broken for more than 2 weeks now making constant horrible noise throughout neighborhood, management is not bothered by it, so nobody does anything!!! NO ISOLATION in walls, in these apartments you'll feel like you literary living on the street, you can hear your next door neighbor farting in the bathroom! Laundry room is filthy; machines are old and broken, residents stealing clothes or open dryers, so you end up missing clothes or going home with wet load! Fitness center visited by creepy ghetto-residents, I would not go there if I were you!
Furthermore, there are constant leaks in the kitchen ( one can hear water trickling inside the walls), small ants in the cabinets, poor lighting in the rooms and no lights in living room with small closet in the den. Vibrating floors from AC unit even on the 3rd floor! However in fairness to say when AC broke down they fixed it in 4 hours, so no complaints there!
Constant noise from the neighbors at around 3-4am! Dirt on the stairs because there are no paved roads from the other side of the apartment complex, but never the less there are stairs to lead people to their apartments (got to be a building code violation, someone will trip and they will get suit.) No walking roads, if you want to go for a stroll be prepared to be run over by cars!
Our detached garage had been broken in 2 times, took 24 hours for maintenance to fix the door (all my stored things were wide open guarding is your problem!) Some residents park cars in front of your garage door and management did nothing for 8 hours (walk to your work if you would like - nobody cares.)
I have had good experience only with one stuff member Desira and they do have nice, soft carpet everywhere in the apartment! However out of my 1,5 bedroom I can use only 1 room, the study room is impossible to live in - its always ether ungodly hot (in summer) or frizzing cold (in winter) the floor is vibrating and walls are constantly leaking, mold everywhere!
When lease expirees they charge unholy prices and imposing idiotic rules like: they send me note that now they want 62 day notice not 30'!!! Overall impression that main manager Debra thinks that she can push people around and treat them like garbage once they sign the lease. Despite the fact that I made numerous requests not to visit my apartment without my presence, my apartment constantly gets visits from someone in the stuff. I know it because when I came home my alarm simply pulled out of electric outlet to shut down the siren - WTF!'''''
Additionally my personal info was released to my psycho ex. without my consent even though I personally talk to main manager not to give away my information! I am seriously considering lawsuit!
The management at Spring Creek thinks that majority of the residents are poor, not well educated minorities whom they can push around and treat them like 2nd lever citizens. Every time I have a concern I can not reach them or they treat me like an idiot. I can't wait to leave this pigsty! Please stay away from this place, thrust me there are better apartments right next to them!

Wow. If you are so mad about the staff and such, best to move. I will agree with you on certain points: the management must think there are uneducated people living here, especially with your review being posted and not spell checked or even with the correct wording (stuff instead of staff?). Also, there is noise late into the night, but you just have to call the police after 10pm on weekdays or 11pm on weekends, and they will take care of it, it is a noise violation with the city. If you have a complaint or work order needing to be done, and they have not accomplished it, put it in writing and send it to them certified mail. State in the letter what needs to be done, and that you are giving them 30 days to complete it (this is in your lease), also say that if it is not completed in the alloted time, you will take out the cost of repairs from your rent (this is all stated in your lease and with the Apartment Association handbook). No apartment can change anything stated in your lease without your signature. If your lease states 30 day notice, then it is a 30 day notice. Become aware of what you can and cannot do according to your lease, the Apartment Association, and don't complain. This just makes you look bad.

Every persons experience is different but some of the points here are exaggerated, such as the paved roads thing (they are all paved), the lighting (all apartments require you to have lamps but they do have lighting on the fans in the bedrooms and lighting in the dining room and kitchen), and the ghetto thing. This is not the inner city though this review makes it sound so. I have seen some ants but hey this is Texas man! It's expected. Vibrating walls - ???
Poor insulation, YES. Everyone around here complains of high electric bills, it may be the old water heaters, it may be TXU, but it is definitely the poor insultion too.
Creepy residents, maybe some - loud noises, yes but they are usually brief except in the summer when people are partying; but always people are beeping their horns thinking they are cool (LAME) and revving up the loud engines.
Like I say every experience is different but I see a lot of exaggeration here.

I lived on a third floor apartment facing the open field. I was fortunate enough not to have the noise problem. But let's state some facts. The ants are outrageous, even for the third floor. The condition of the apartment was stated as "clean" but it most certainly was not. There were spots ALL over the carpet, feces in the toilet, mold all over the shower stall, ants in the bathroom, ants in the pantry, refrigerator was filthy. Tenants allowed their dogs to poop in the hallways. Unsafe to be outside. There are police reports to back this up. Drug dealers hang out by my garage. They actually tried to sell to me. Windows shot out in the parking lot. Gate always broken. Staff NEVER picks up phone. Desira was one of the worst, although Debra the manager takes the cake. Staff tried to delay my moving out by not returning phone calls or faxes from my real estate agent. Elexis, or whatever her name was, could not do anything mathematical. She tried charging me $300 more for prorated rent. I got that solved after a week of unreturned phone calls and having to show up unannounced to the office. Insulation is bad. I live in a house that is twice the size of my old apartment, and I pay half the electricity. Spring Creek has become more ghetto. When I moved in in 2006, it was pretty decent and safe. When I moved out in 2007 it was rundown looking and not safe. I still visit friends there now, and I thank my lucky stars I got out when I did. Gee, I hope I spelled everything okay! (sarcasm)

WOW!! seriously you should file a law suit since they entered your apartment without you present! I am on an apartment hunt and I will never sign a lease at this complex, from all that I have heard it is without a doubt one of those "bad apartment managers" that people rant about. I called to talk to someone about it and the girl I spoke to was very rude! She wasn't interested in showing me an apartment or anything! I am from the west side of plano and I just wanted to live close to school (CCCCD) but I wouldn't recommend even considering these apartments!

I have lived at the Giovanna for a year now and I haven't experienced any problems that you all are talking about.
I live on the third floor and I haven't seen one bug. If the problem is that bad, you can ask the apartment to send an exterminator; and whoever mentioned that they are obligated to meet your needs within a month was correct.
I will agree that there is poor insulation resulting in decently high energy bills.
Regarding the broken car windows, drug dealers, etc. etc...that is definately exaggeration. My car had an expired inspection sticker and they gave me 10 days notice until they towed it. I haven't seen any cars in bad condition there.
Regarding the noise in the middle of the night...can you really justify holding the apartment management responsible for this? They are there to take care of the residents and the property, not to babysit us. If there is a noise violation (or one of your pretend drug dealers in the area), call the police. That's their job and they will respond as necessary. The dog feces would fall under this category as well...I definately wouldn't want management following me around when I take my dog out for a walk to make sure I didn't leave anything behind. The cleaning people do a wonderful job of taking care of this.
I can't say anything about entering the apartment without someone being there. This has never happened to me. I find it EXTREMELY hard to believe that they would rip off your alarm system (especially since you provide management with the four digit security code in order to set it up).
All the roads are paved - are you serious with that one?
Yes, the playground is close to a dumpster, but they empty it three times a week. I live across from this area and there are children there all the time (I even visit with my nephew from time to time) and the smell or trash has never been a problem.
As for the staff; I have no problem with any of them. They have always greeted me politely when I came in. I only know 2 staff members on a first-name basis, and one of them is Deborah. She personally helped me get into my apartment when I lost my keys at 11:30 at night. Would a manager who doesn't care do something like that?
I don't know what your complaint with maintenence is either. I have put in 3 requests during my lease, and the longest maintenence ever took to complete them was three days.
I use all the facilities as well. The laundry room could use some upgrades, but it is not the run-down shack you seem to think it is. The fitness room is wonderful, the only creepy people in there are the ones who like to work out. Again, why does management have anything to do with your opinion of their residents? They pay rent just like you, and they are allowed to use the facilities just like you.
I would definately recommend these apartments. I have had a great experience so far.
