Dear Sir/Madam:
I have been living in Water's Edge now for 3 years, and absolutely love this place. Sure, like any other community it has been through change, especially, change in management companies, but Greystar seems to be the best. Since Greystar took over, the property is continuously maintained, pools are cleaned everyday, to the point where you cannot find one leaf in the pool. They do this every morning, regardless of the weather. The parking lot, lawns, etc. are clean to the max. The buildings and walkways are well-lighted.
The new management company, unlike this other reviewer states actually cares to listen to residents, since they have been here, it seems at least once a month they have some sort of neighborhood/community forum where residents can provide input. They take care of maintenance requests within a timely manner, unlike the other management, they would never respond.
Overall, building construction here is superb, as these were built on condominium specs, so each unit is not only sound proof, well-insulated (weather-wise), and extremely solid. In fact, for an apartment this is one of the quietest and most peaceful communities here in West Plano. Furthermore, this is one of the safest communities in the area. In the time I have lived here, I have never seen a police car nor any infractions as such.
So, do your own research, but realize the other reviewer has venom, and probably got KICKED OUT of Water's Edge for littering, unable to pay rent, or some other problem he/she caused, and ultimately he/she was a burden on our beautiful community. The other reviewer was probably the first one in line for the free breakfast on Saturdays, first one to grab a few compies of the complimentary Sunday paper, first one to attend any event with food, littering the grounds with his/her pet, but despite all that he/she can only lie about the community. What a loser.......I think it is time for him/her to enter a nursing home, maybe that's where he/she will RIP.
Again, please check out this community and you cannot go wrong. There is a reason most of the residents have been here for at least 3 years or more, that says a lot right there, especially when there are neighboring apartment complexes. It may be an expensive community, but I can say it is well worth every dollar spent.
Greystar, keep up the good work. Don't let such morons get you down! May Water's Edge cherish for years to come!

This review is clearly written by an employee of Greystar! I lived in two different buildings in Waters Edge and both were not sound proof! The first one I could hear my neighbors having sex for hours! I called the office to make sure they weren't filming porn movies in there! The second building I could hear my neighbors peeing in the morning followed by a loud sign of relief! How is that sound proof. I have hundreds of problems living here... look else where!

I can verify what she says about the bathroom sounds. I've lived here for 5 years, multiple overhead neighbors, heard 'em all.
