Some Problems but Good overall

First, I do not work for Clearwater creek. I've lived in the community for a year and signed a new lease, last month. I was expecting a modest bump in the rent and was shocked at how little they wanted to raise my rent. I've never been offered such a deal on any lease renewal.

I've only had to call the office on three occasions for maintenance issues. On two of the occasions someone was at my door in less than 30 minutes and the third was resolved within a day.

I don't personally have any parking problems in my building area but I understand that some of the buildings are woefully underspaced. The parking area close to my apartment is never full, however. I do have a garage for one of my vehicles but the other is frequently parked in the lot in the regular resident parking area.

The garbage is also an issue. If I lived close to the dumpster, I would not be happy. A large part of the problem is that people seem to be unable to walk inside the dumpster area to leave their trash. They leave it IN THE DOORWAY whether the dumpster area is full or not. This blocks the entrance to the dumpster area and causes subsequent residents to just leave their trash outside on the sidewalk. I don't blame management for willfully lazy resident behavior. I see this happen over and over again. There are times however when the whole thing is simply full beyond capacity.

Dog poop issue. One of the green areas designated for doggie business is right outside my apartment. It has a trash can and baggie dispensor for residents to use to pick up the leavings. I sit on my balcony and watch resident after resident walk their dog over there and let it poop right next to the can/baggie dispensor. Do they ever pick up after their dog' Of course not. The walking trail also has this problem but the walking trail does not belong to the apartments and to be clear, it's a pet owners responsibility to clean up after their pet. Again, I don't blame management for the willfully lazy behavior of the residents. Nor do I expect apartment management to pick up out on the walking trail any more than I expect them to go down to the lake and start picking it up down there. When I see dog poop the first thought into my mind not "stupid management" it's "stupid pet owner". Let's put the blame where it belongs

I've had mail missing on one occasion but was not aware of the mailboxes being broken into until reading here. I'm not sure how exactly this is managements fault though.

Package pickup is worrisome for me. I've ordered some expensive items that have been left at the office and all they ask is what apartment I'm in when I go to retrieve it. No one ever verifies who I am or where I live and I know they don't know me by sight alone. Someone could easily take the UPS notice off of my door and go down and pickup my package without a problem. Management, if you're reading this, I wish this would be addressed before you give someones package to a thief and not in reaction to a situation after the fact.

Apartment noise. The complaints about noise in the units are 100% correct. All apartments will have problems with this but I have to say that these are worse than I remember my other apartments being. If you're on the third floor then you're good but please have mercy on your neighbors downstairs and tread lightly. Having said that, I don't know what possible solution anyone would have to this issue. Management is at the mercy of the builders.

Management has always been cordial with me. I don't feel like they're thrilled to see me, no, nor do I get treated like a plague carrier. They are always professional and Ch. always goes out of her way to say hello or wave to us as we pass.

I don't see the landscaping complaints. The lawn care people are always on site and the grounds look great from my perspective.

There are indeed a large amount of bugs and other critters here. The complex is adjacent to a field and a creek. This whole area was farmland just a few years ago and no one told the insects and animals to move on. I've had brown recluse spiders on my balcony but never in my unit. I've seen 4 coyotes in the parking lot outside my window and a 3 foot long snake was run over in front of my garage last summer and sat there for a week before someone picked it up (or maybe the ants took care of it).

Apartment insulation seems inadequate. My electric bills here are higher than when I was in a much larger house. I can feel cold air coming in under all external doors. I was shocked at my first winter time electric bill. I could forgive it in a 20 year old complex but this place is relatively new. My unit faces north and the heater is constantly running when the temps are low. Again, management is at the mercy of the builders.

The unit is very nice inside and always gets compliments from any visitors I have. The rooms are large and the closets are cavernous. The fixtures are nothing to get excited about but they do the job. I've been house shopping lately with a friend who is buying a house and constantly find myself thinking "My apartment is nicer than this" or something similar as we tour the homes.

Overall, Clearwater is as good as any apartment I've lived in. If I lived near the dumpster on in the common area where the parking is an issue, I might have more negative to say. I find the move out complaints worrisome and will update my review should something out of line occur when I decide to move out. I love the area here and my experience has been good in the first year of my residency. I certainly would not move from here to move into another apartment and will only move out when I'm ready to buy a house.

And...Management, if you are writing up good reviews of yourself anonymously on this site, shame on you.
