Problems at Waterview

Most people posting on this site sound way too dramatic! It sounds like nothing, but a constant blame game on both sides. There are awful childish lashes towards renters and managers. I am associated with the community, but I choose not to disclose how. First of all, this property is not brand new. It was built in 1997 and apartments are NEVER built as efficient as houses. Even brand new, there might be problems. From time to time, you WILL have a/c problems, you WILL have pest issues, you WILL have a delay in how long it takes for a service request to be fulfilled due to the number coming in and how large your community is. The TAA lease is just like any other legal, binding document that you can not step outside of. It is unfortunate when people have personal problems, but a responsible business will not base financial decisions off of that. You aren't exempt from paying your mortgage when someone falls ill, or looses their job, why would a landlord be any different' The state of Texas is a pro-landlord state. You'll have to move out of state if you want a "better" contract, that is more flexible and more likely to "bend" the rules and allow you to break your lease with little fees. Lawyers in this state know this. A mere, "I don't remember reading that," or "you never told me that," is not acceptable. It is a tenants responsibility to read their lease and understand the terms. The apartment office is a business just like any other business. They are there to make money for the investors and service your needs as best they can at the same time. The office knows they will not make everyone happy and that also includes the investors! Whenever they give you an "extra" special, or take off rent for something you are un-happy with that has to be justified on the other end as well. They are not immune and do not have an un-limited budget to work with. They have to work with a budget that 99% is always exceeded. Oral contracts are irresponsible on both parts. If you are "promised" something by someone, you MUST get it in writing. It is up to you to follow through, don't depend on someone else. Finally, there is no such thing as a "safe" place to live. People will break in to your car, or home from time to time, with or with out open gates. If someone wants in, they will find a way. It doesn't matter if you live in Highland Park, or Oak Cliff...it's going to happen. You should be wise enough to know not to even ask about safety and even more wise to know if someone does promise your safety, you should take it with a grain of salt.

I understand your thoughts and as someone looking to live here understand where you are coming from as bussiness. I also have to say though, that it is not just one or even a few people mentioning things with consistency. You must have a staffing issue and an internet issue or there would not be so many complaints. Perhaps the number of complaints alone are reason to act. Perhaps you could address the staffing concerns with your residents using a survey to improve and get feedback. The internet issue could be resolved by contacting the company that you are contracted to with the residents complaints. I am sure if you worked with them and they were aware of how this is making your residents upset they could do something. I find it hard to believe that all of these complaints are invalid. You should as a member of the team be proactive and correct the problem. Some of the complaints are just angry people venting and others are genuine. Just my thoughts---oh and based on the current reviews I have changed my mind about renting at your property. I will not be signing the agreed upon lease and instead have left for AMLI down the street. Good luck being proactive--sincerly Kat :)
