I lived in Waterview Park Apartments for 3 years as a student at UTD. If you can get an apartment in Phase 8, you have got it going on. Other than that, STAY AWAY!!!!!! It is way too overpriced for the 1 and 2 bedroom apartments, and there have been reports of sex crimes almost monthly. But I would have to say the worst thing about these apartments is the timeliness of the repairmen. They really either a.) don't care about your stupid little "student problems" or b.) are completely understaffed. It takes sometimes up to two weeks for anything to get done. About a month before I moved out, the refrigerator broke and they wouldn't come and fix it. Also, they do charge outrageous fees for stupid ----. Candles, extension cords, halogen lamps, and anything hanging from the ceilings warrant anywhere from $50-250 charges! They will do anything to rob you of your deposit, including charging you for standard things like cleaning the carpets and painting the walls.

The bottom line - if you want cheap rent and a pretty nice place, live in Phase 8. Otherwise, run like the wind.
