Waterview has water/trash/internet included. Their internet service isn't very good, but the water is always hot. There's always plenty of parking and we haven't had any trouble with appliances except our washer (which they replaced). Everything works for the most part and they have people that pick up trash around the place, clean the pools, etc. There's nice landscaping and you can rent DVDs and games at the office. The rent is a bit high, but it includes a lot. They also have 9-month leases if you don't need to stay the whole year. Rent is even cheaper if the school gives you a scholarship for rent, which they do often. We never have a problem with neighbors or bugs. We had a few ants, probably due to our dirtyness, but I put out a few ant traps and they were gone within days. The office is staffed with students, which is a nice touch. It feels good to know you're giving back to the student body, in a way. Sometimes the lights in the hallways are off at night, but they are usually on. The courtyards are always lit, as is the parking lot and most of the campus.
