There were negative posts on this site about Dry Creek Ranch prior to these posted December 08, it appears somehow the "management" got them removed. Problems include rodents, mold and insects. Construction and quality is poor. I can't speak about the current management, but they were terrible when I lived there. They attempt to enforce ridiculous "rules" that hurt nobody regarding flower pots and satellite dishes, etc., but they ignore safety and sanitation issues. They have sent me to a collection agency over what they perceive to be money owed to them and will not discuss the issue with me over the phone. They charged late fees and some other BS fine. You can't pay the bill in advance because the water and electric is totalled in. We went through it once and there is nothing they can do because "it is in the computer system" and "they policy states". Well then we checked the mail 2x a day after that. The next month bill came 3 days prior to it being do. They get the meeter readings late in the month, then they add them in and make up the bills. Then they put them in the postal system, which sends them to FortWorth to be sorted and then back out through the roanoke postal delievery. You get your bill days before it is due. They blame it on the water/electric, but they keep that late fee. So it is a beautiful incovienice on thier part. It feels criminal and you know how thier customer support is..... Non-existant!!! The smile is there, nothing more than that.

They will nickle and dime you to death......things like "complementary" trash pick up which they charge for....the water bill fiasco.....now that you mention it, I had forgotten about that one.

Complementary trash pick up? When they get around to it and charge you if your trash is put out after 9 am. The main trash dumpster is always full and overflowing....we should charge them for that. This place wears me out. Stay away!!!!!

Get everything in writting from the staff. DON'T take their word for it. Trust me...........
