We just moved out of this complex after almost 2 years being tenants. With the previous management (before Gables) gone some of the BS complaints carried over to haunt us with the new management. The new management took those complaints and ran with them to the point we were not allowed to re-lease or transfer to a smaller apt, but sometimes you just have to move on. Unfortunately, they notified us by mail about the notice of nonrenewal(the mail lady had screwed up our mail delivery so the notice was delayed) and in the meantime management led me to believe everything was ok when I contacted them to transfer to another apt at the end of our lease. Having a customer service background these ladies neeed some training on how to be customer service friendly. Communication needs to be handled better - too many people working in the office and talking to one person then having to talk to another in the same day caused confusion. Nothing is written down or communicated to anyone else in the office.
We were on the 2nd floor the renters below us considered us noisy tenants (although we had maintenance check our floors and they found a few loose floor boards). I had an issue with that because it's apt life and if you have someone living above you - you will have some noise. What I figured was they were from a different culture (they did not have any furniture or TV and maintained a bedtime of 7pm), while my husband worked a graveyard shift. Once they moved in the complaints started coming in nonstop - it was quite disappointing because each time management would put a note on our door threatening eviction. I guess we could've complained about the foul smelling food being cooked by them or the cigarette smoke that worked it's way up to our bedroom'
The apartments are not energy efficient either - our utility bill never seemed to stay under $100. Parking is ok - although we were not suckered in spending money for a carport. We did have some issues with maintenance - when we moved in the ceiling above our dining room had a notieable leak fixed by a new pc of sheetrock that you can still see the cutout and glue around it - along with bleach stains on the carpet from them bleaching the stained ceiling. When it rained it stilled leaked until they had to get the roof fixed.(I listed this on the inventory move in list). The bathroom also had a roof leak which was patched up with some spackling. It is hard to get to where you are going through the weekday traffic on Louis Henna, passing Dell, & getting to the freeways and safety wise be careful when pulling out of the complex.
Hopefully, with the increased rent they can put some quality work into these apartments and make the current residence feel that their extra money is helping, until that project is done you are paying too much for nothing special.

I've lived here almost 5 yrs and in the past, prior to Gables coming in, my complaints were addressed and things were taken care of, the girls were always nice and cordial to me, and Autumn would treat you like a friend and shoot the bull with you. With the new management staff, its a complete 180 - they will talk to you, be nice to you but seems most of their answers are "we've done all that we can do"
I can talk to the same girl over and over, who ALWAYS asks what apartment I am in (yeah I know they deal with quite a few people during the course of a day), as if it was the first time I had ever met or seen her. That's not good customer service if you don't even know your customers (i.e. residents). I have problems with noisy neighbors as well and their answer to me is to call RRPD and they seem to like to compare it to Austin PD who they 'claim' always come out (girls need to realize this is NOT Austin). They won't do anything other than supposedly send a notice and say we've done everything we are able to do and that for the simple case of a noisy neighbor, there must be an incident report from either their security company or the police. I can understand the security company, but you don't call the police department for a simple case of a neighbor banging around their apartment. You call the cops if your life or someone elses is in danger and you need immediate help
Seems as if all they are interested in is getting that monthly rent check and everything else is inconsequential in their mind and you are basically on your own, when they should be acting on your behalf when you pay your rent on time, do absolutely nothing wrong, and don't bother your neighbors, instead of leaving you to fend for yourself. I do worry though that I will get a notice of non-renewal for bringing valid complaints to them, which I think is unfair and just proves my point that they are only in it for the money
