I've been here for too many years to remember but I'm still here...so that says something for the level of the place. Parking is still horrible, but there is nothing that can be done about that. Lawn service is still bad, but at least they try. Maintenance is still so-so, but again at least they try. Office staff is a bit off. The manager is always friendly and helpful to me, but the assistant was down right rude when I have called. I am not the type to call over every little thing and I don't get rude; yet the assistant was extremely rude and un-helpful to me. I've taken the route of never talking to her for the past 6 months and haven't had any problems.
You get what you pay for with the duplex. You get a yard (some really nice sized), a garage and a home that may be showing it's age, but is taken care of. It's all in how you look at things. I take pride in my home, even if it's a rental and show respect. If you don't then of course your place will not look great. The best units are the ones closest to the office. The people in that section seem to take more pride in the place and don't leave junk in the front lawn. I really wish management could be pickier about who they rent to...but you can't always tell until you move them in. We have great neighbors, okay ones and not so great ones. Just like any other neighborhood. I always feel safe, even late at night. So I would recommend this neighborhood, especially if you have a child in elementary school, nothing beats having the school only a block away.
Bluebonnet is a good school. It gets picked on because non-English children are bused in, but that makes it even better to me. In this day and age our children need to learn from an early age that not everyone speaks english and not everyone is from an affluent home. I like the diversity and at this point my son does not see color and I want that to continue. It's not the most affluent school but your child's success is really more affected by parental involvement than it is by having more funds for fun activities. The PTA is doing nice things for the kids and working well with the teachers.
Even when I leave here (purchase a home) I will probably stay in this area. It's a good area for people that aren't trying to "keep up with the Jones's" but are more interested in diversity and taking pride in your home and neighborhood your own way (without being told what you can and can't do by HOAs).
If you are looking for a decent pit stop between an apartment and buying a home in Round Rock then this is somewhere you should check out.

I agree... I have lived there for the last 2 years... they havent 'Painted" my house yet but they are abt to.. The maintenance is SSSSLLLLOOOOWWW...They are abt to go up on rent.. I dont think I will pay more to stay...

Somewhat on the same boat. It is good for the price. However, the place is starting to show it's age. Noise level a bit more than expected but new management seems to be making a difference.
