Adequate apt except for unhelpful staff and fountain o'sewage

I have lived in the Enclave Apartments for over 3 years now; it has been adequate, but has never remotely exceeded expectations, which I guess is to be expected for the cheap price. The apartment space/floorplan is decent for someone looking to save money. The buildings themselves are slowly crumbling (as evidenced by the slanted floor and large, sloped cracks along the ceiling), and all of the fixtures are very cheap. I have had several maintenance problems; staff have always been quick to respond, but have never actually fixed anything, including a furnace that was sparking(!) and a ceiling fan that was about to fall down and was also sparking. I'm just lucky my husband is very handy, otherwise our building might have burned down by now due to horrible electrical wiring.

The fitness center, which was one of the main reasons I moved here, appears to be one of the nicest around from afar; however, if equipment/fixtures break, it takes over 6 months for them to be fixed, even with friendly reminders to the staff. For example, one time ALL of the light bulbs were burned out; it took them over a week to replace them (something easy that should take about 5-10 min), even though that could be a serious safety hazard. Also, there is no air conditioning in the fitness center, so you roast in the summer - it's usually hotter inside than out (hard to believe, but true). This essentially means the fitness center is only usable about 4-5 months of the year unless you enjoy heat stroke.

This is not the safest place ever, though thankfully I've never had any problems personally. I'm pretty sure our neighbors in the next building are drug dealers, considering they sit outside all day and have a continuous flow of "visitors". Also, police are around constantly and there has been at least one fatal shooting here that I know of.

Most staff are friendly, however the office always closes early without notice, which tends to be a huge inconvenience if you need to pay rent or pick up a package after work. They tend to schedule very unhelpful staff on the weekends who know nothing about leases/rent/etc - this is inconvenient since most working people only have time to visit the office on weekends. I recently had a lease renewal issue that involved a fairly basic question; being a responsible resident (who has never made a late rent payment or caused any problems), I tried to resolve the question long before my lease was up. However, because the weekend staff could not help me or even grasp my question after about 5 ways of explaining it, I ended up costing me about $500 extra on my lease. Then they acted like it was my fault and were unwilling to work with me at all, even though I had given them plenty of notice. Way to treat a long-time, responsible resident, folks!

The latest, and perhaps worst development, is that there has been a fountain (literally) of sewage behind my building for the past 4-5 months. I respectfully alerted staff to make sure they were aware, and was told "we took care of it today, it's already fixed". This problem has not ever been fixed and is absolutely disgusting!! The Fountain O'Poo (it actually bubbles, you can see the toilet paper in it, and the smell is horrible when the wind blows towards my building) is in the middle of the lawn where kids play and people walk their dogs - surely this is a public health violation. Out of all the problems here, fixing this should have been highest priority, but I've yet to see any effort to do so.

Overall, this place has been OK in general, but has gotten much worse only recently. The only reasons I'm still here are that the cheap rent is allowing me to put money away faster to buy a house, and I really hate moving. If you can find a better place for even a little more money, take it; it will surely be worth it.

I haven't seen the Fountain-O-Poo yet (and really don't want to). I live in building 8 and it took me about 1 week to figure out I hated the Enclave. Lucky for me, my year is up this month and I'll start moving out next week. Oakwell Springs, here I come! I hope it's better than this hellhole.
