Be prepared to pay some dough! They add the property sprinklers to YOUR water bill, and don't bother to fix broken ones unless you keep complaining. My water bill is LOWER now and I have a huge yard with desperate need of constant watering. The back porch is part of the square footage and that is why you won t find descriptive sizes on the floorplans. I lived at this property from 2005-2008. We moved in because Gold Mark was the management company. I was slightly disappointed when I found out Lincoln was going to take over in December 2006, but I didn't want the hassle of moving. Before Lincoln took over, I was allowed to sign a renewal on my lease for a very small increase in rent ($15 extra per month), which I was able to bargain down to from the proposed $25 increase. After lincoln I was hit with a full $100 per month increase over the process of two leases. There was no bargain it was take it or leave. Most recently, my lease was up again in april of 2008. Faced with an extra $30 in rent increase I questioned Betthany at the leasing office who quickly responded that the increase was because "other neighboring properties charged more, so they did too" she also said I'd "have trouble finding a better deal in the area"... this alone prompted me to buy a house. After 11 years of paying rent on time and recieving no reward, no equity, you'd think we would be a favorable tenant. We rarely complained about the frat-type parties above that rained beer cans and bottles by our bedroom window. We stayed even after the police said our apartment complex was NUMBER 1 in car break-ins. We stayed after a car 2 "covered spots" from ours was broken into. We even stayed after a car was stolen from an unknown location and left to collect dust in the covered space right next to ours for A WHOLE MONTH. Dumpsters ARE few and far between and they're crammed into the precious parking spaces we so desperately need. Be ready to walk long distances when parking anywhere not assigned to you. People will park in your space and its very hard to get them towed. The leasing agents are very rude,especially when you tell them you plan to leave. I was charged a $125 in month to month fees, which is the most I've ever seen, as well as "market rate of $996 for a 2/2, I now have a mortgage of $1190 for 1800 square feet of home and 4000 square feet of yard all the parking I need (in a nice neighborhood). This property is simply poorly managed and overpriced.

Fortunately for those who take this rating website seriously, this person is definitely speaking the truth. I moved into this apartment complex for a brief month after the front office refused to repair the malfunctioning air conditioning units directly outside my bedroom window. It's no surprise others have had questionable service requests go unnoticed. However, with that said, I have to admit when I contacted the corporate office of Lincoln properties, they met with me personally and allowed me to break my lease without having to pay three months rent. So although the propery needs (desperately) a new facelift, the tenants will still have to deal with the noisy college crowd, the shared, not-so-private property with their neighbor which leads to crime and the low rents that bring in the riff-raff. Escalante has potential...it really does. Unfortunately you have a front office that takes their career in apartment management as just another full time job.
