Nice place, some problems, but there's lots worse...

I've lived here for almost two years while building a house out in Canyon Lake. The management has always been courteous and helpful. They went out of their way to waive contract fees when I changed apartments (needed a larger place while we built our house). Then again, I've not been late with my rent, or been in police trouble, or trashed-up the place, or had loud parties, or parked trailers or boats in the parking lot, so I couldn't tell you how they react to bad tenants. The place is built with typical cheap fixtures that all rental apartments contain, so that when they break (which is often) they charge the departing tenants and replace the broken stuff using the deposit money. This isn't unique to Estates of Northwood - all management companies do the same, as its the least cost approach. Just never expect to get your deposit money back. The parking is average to poor - they keep all under-cover parking for lease and advertise that they will tow you if you park there without paying, and few wish to pay $35/month for it (me included) so everyone is pushed into the remaining open-air spots. I have parked there overnight when hail storms were forecast, and never had a problem. The location is great - walking distance to book stores, Starbucks, gorcery stores, Chinese and other dining places. A block away from 1604, so your don't hear the highway. Close to 281 as well. As my job takes me world-wide, often using exteneded stay hotels or apartments, I can say that Estates of Northwood is better than average. Be smart about renting - do get everything in writing ,and keep a copy of all documents for yourself.
