I moved to San Antonio from out of state and Fountainhead was recommended to me through a locater service. My first impression is that the property was convenient, the rent was cheap,and they have some nice amenities. Unfortunately my first experience dealing with the on-site management was not as pleasant. After nearly being denied a lease because I couldn't locate my original social security card the experience set the tone for future interactions.

The staff only cares about renting units and customer service is a dirty word. After about a month of living there, I tried to use the hot tub in the neighboring pool. It turns out it wasn't heated, and when I asked they shrugged and said it should be. As spring approached the pool became party central. People, many who were not even residents started showing up around 10-11:00pm with coolers to get the drunk on. It didn't matter that it was a weekend night or weekday. 1:30-2:30 they were out there yelling, and partying often until sunrise, making sleep impossible.

I mentioned this to the staff and they handed me a card, telling me to call the overnight service and they would send someone to clear out the pool. Finally one Wendesday night around 2:30am I had enough and called. I got an answering machine the first couple of times, and when I finally reached the groggy attendant I was told someone would be by to quiet them down. Since I couldn't get any sleep because the noise went through the thin walls like I was right there with them, so I waited to see if anyone did come. After a couple of hours on the early side of 4:00am I gave up and passed out.

I decided that next time I would video tape the scene and did not have to wait long. Sure enough, around 11:30pm the drunk crew showed up, and by 1:30 some chick was screaming like she was possessed by the -----. I called the overnight service and taped the call. Again, no one came to settle things down. The next day I gave them the DVD of the previous night, asked if they could lock the gates. They said people would only climb over.

I was out of state the next weekend. When I returned late Sunday night I found a note from the management company on my door citing me for noise violation. I wasn't even in town.

I finally just started calling the cops, pretty much every other night. Sometimes they came, sometimes not. For 4th of July I went out of town again. When I got back I noticed how quiet the pool was. The next day I noticed that the hot tub had been drained, and they started locking the pool - not that it helped all that much.

I asked them if I could move to a different apartment, away for the pool toward the back. They said sure, but I would have to reapply, pay the app fee and then pay a change fee - about $300 bucks.

Finally, as my 6 month lease was going to expire I received notice that I had the option of renewing for 6, 12 or month to month terms. As I expected that my house would sell I opted for the month to month so I could give 30 days notice, instead of the 60 days they put in the original lease. A couple of weeks before my lease was to expire I told them that I was planning to move and thought that since I said I was going month to month I would only be obligated for the next month's (30 day) rent. Sadly, I was informed that because my original lease had a 60 day notification the same applied to the month to month. Additionally, since I hadn't been in the month to month for 30 days, I would not be eligible for the 30 'courtesy' notification. I struggled to understand how I could give 60 days notice on a 30 day pay term. Company policy is what I was told. When I told them that I thought their policy sucked, they banned me from the staff office.

Anyway, the location is good. The walls are thin, the carpet is crappy, and barely more than a canvas cover. I was missing a closet door, and am still waiting for that to arrive. The appliances are old and small. The gates work most of the time, but you can just push them open, so they only keep the people in cars trying to get home out. I could live with all of that, but the ignorant staff and their nonchalant attitude is too much to bear.

All I can say is check your lease, don't sign anything unless you understand what they are implying and then get it in writing. The company manages something like 50 properties so they don't care about you, they know the game and how to game the system. Consider driving a little further down the road. There are some nice places all around and may well be work an extra couple of bucks a month.

Sounds exactly the same as when I lived their. They pulled the 60 day notice on me too and I ended up paying for 2 months that I did not even live there.
