Beware! Move out fees!

I read the review from 3/08 about move out fees but didn't believe them. Now I do! I moved out in August of this year and have not heard from since. I then get a call from a collection agency stating I owe Shavano money. Shavano never attempted to call me and tell me that they believed I owed them anything. One of the charges was for $164 for non-notification of vacating (the usual 30 days notice). Well, they're right - I didn't give 30 days notice. I gave 2 months notice! They have this paperwork and yet sent me to collections for this amount! I didn't do a walk thru and I'm truly paying the price. They've kept my deposit (which I expected) but they're still trying to screw me for more money. It'll be a cold day in hell before I pay them another dime. So just beware. They will find a way to charge you for something, anything! I also had to complain on NUMEROUS occasions about the herd of buffalo that lived above me. NOTHING ever changed. The noise continued and I couldn't wait to get out of there. You're best bet is to be on the top floor, unless you don't mind hearing footsteps, stereos, tv's, private bathroom moments. How disgusting. And let's not forget about the RATS!!!! I had one come visit me on a daily basis on my patio. I told the management where his/her den was cause I saw it go in there. They did nothing about it, and the rat was still there when I left. Now that's truly disgusting.

I know EXACTLY what you're going through, the exact same thing happened to me. I lived in a 2-bedroom under the current management for only 9 months, ending in 5/07 (plus over 3 years in a 1-bedroom under the old management prior, which was great). In those 9 months: (a) my apartment was entered upwards of 15-20 times with often less than one day's notice if at all, (b) covered parking outside collapsed and took 3 months to fix, yet they charged for parking the entire time, (c) they destroyed the road behind our garage parking for maintenance with zero notice at all, trapping vehicles and making it impossible to leave for work, and the list goes on. I thought that was bad enough until move-out time came. Like you, I skipped the walkthrough, primarily because they said it could only be during the week, 9-5, their choice of time, and I couldn't get out of work. Can it be the weekend or in the evening? No. Okay I guess, I said, everything is clean, what's the harm? So we moved out, after 4 people spent the entire last day cleaning the apartment, top to bottom, inside and out, until it shined. Even the carpet was shampoo cleaned, every square inch, just to be sure. Hell we even spackled nail holes from where we had hung pictures on the wall. They told us we would hear from them within a week. I was expecting a refund of the $99 deposit and half of the $300 pet deposit (they keep half no matter what). Finally two months later, we get a letter covering their inspection. Claimed $200 for flea treatment (our dog has never had fleas, ever, but whatever), and the big one: claimed two interior doors had holes in them and those needed to be replaced. In total, they were keeping our $99 deposit, keeping our entire $300 pet deposit, and charging an extra $169 for the "doors with holes" (of which there were no pictures because they didn't exist), oh, and an extra $6 in charges because they said we stayed an extra day past our lease. Two months before moving out we said we might need one extra day because of when our new lease was starting at our new place. They finally said we could use the extra day if necessary - we never did, and turned in our keys early. No one moved into that apartment for weeks, and yet they threw in the extra $6 for mentioning we might be there an extra day. So I'm staring at a $174 bill instead of a $249 refund, and to top it off, the only other note on the whole inspection sheet says: "VERY CLEAN! THANKS! :-)" So I call them asking what in the world they're talking about, and they start saying it looks like we were "hitting the doors" and punching holes in them. WHAT? Nothing I say matters, and I'm told pay up. So naturally, I ignore it. Almost a year later, I get another letter, again asking for payment. Again I ignore it. Finally, a few months ago, like you, I got a collections letter. This is probably one of the most insulting things I've ever seen. My credit is perfect, I have never been late on a single loan, credit card, rent payment, nothing, ever, in my life. Not once. I made 46(!) consecutive monthly payments to the Lodge and never once, never one time was I late, ever. By my calculations that's around $40,000 in on-time payments. I never had a single complaint, never had a single late payment, never had any problems, ever, at any time. And they sent COLLECTIONS on a 2 year old made up charge for "doors with holes in them" that never existed and flea treatment for an animal that has never once had fleas, on an apartment specifically noted on the inspection as being especially clean. The collections notice threatened my credit, and treated me as a deadbeat or criminal. I was told that the Lodge would personally report me for non-payment to the credit bureaus and seek legal action if necessary. Finally, I just gave up, and settled with the agency for 80% to stop the harassment. At which point I STILL got collections for the remaining 20% until threatening legal action myself and filing multiple BBB reports for harassment. Be aware - these are the kinds of people you are dealing with when you live at the Lodge these days. 3 years ago I would have recommended them 100% - now you couldn't pay me to live their again. There's a reason their rating on this site has dropped 60% from a few years ago.
