I'll try to make this short and sweet.

This book's cover is Nice...and DECEPTIVE!
It's a rotten egg, with a pretty shell.

When we moved in, we should have heeded the warning signs:

We were told FIVE separate times by office personnel AND management that the apartment was move-in ready. It wasn't-For TWO WEEKS.

We were lied to and told that it had been cleaned.
There was hair still in the bathtub,
Food stuck to the countertops,
Dirty walls and
FILTHY CARPET.

We were told after complaining two days prior to our LATE move-in date that the carpet had been cleaned...It wasn't.

It still has not been cleaned and we have been here for 8 months.

We had to hire someone ourselves to come and clean it.

Our AC went out in the middle of the summer and I called TEN times to inform them that I had an infant, and it took them SIX, yes SIX days before they came to fix the AC. (That was very soon after I informed them I would contact the media)

Trash pick-up is SUPPOSED to be on Mondays, Wednesdays and Fridays, but we are usually only privileged to see the filth removed twice a week. And usually in the late afternoon, after it has been sitting in the sun, stinking, infested with flies, and torn into by animals.

There is animal feces EVERYWHERE, including the stairs-where some of our lovely tenants decided that after they stepped in it, they would kindly wipe it off of their shoes onto the stairs, where it would sit for weeks until someone had the decency to remove it.

Tenants are moving in that know the management and are receiving ridiculous rates and driving in their vehicles held together by tape and cardboard, and walking their unleashed pitbulls around the complex.

Maintenance takes MONTHS before responding to minor problems, since there is such a shortage of staff. I had to replace my own DOORS in the apartment after they fell apart.

I buy my own air filters.

IT IS ABSOLUTELY RIDICULOUS! FOR $1300/MONTH WE WILL FIND A HOUSE!!!!

Please, do not move in here, unless you prefer substandard living conditions at exorbitant rates.

WOO HOO! OUR LEASE IS ALMOST UP!

Yesterday, The WALL in our kitchen sprung a leak...the wall, c'mon'! Thank goodness we're almost out....just a few more days.

No more gnats IN MY HOUSE from piled garbage on my balcony, awaiting "Valet Pickup" (what a joke)
No more paper walls and noisy neighbors
No more Dirty AC filters
No more cheap vinyl kitchen tiles that you can kick out of place.
No more broken laundry doors that NEVER get fixed
No more BROKEN AC FOR 2 WEEKS STRAIGHT
No more daily calls to maintenance personnel that obviously don't exist.
No more dirty carpet!
No more nasty breezeways
No more piles of dog poo everywhere
No more incompetent office personnel
No more moldy bathtubs
No more knocks on my door for rent that has been PAID!
No more broken gates for 3 months straight!
No more, No more!!!!

Buah ha ha ha ha ha aha ha ha ha !
(I've lost my mind...Freedom.)

I feel your pain sir/maam. I am just waiting for my lease to expire and put this whole experience behind me. There is only high school dropouts working at the Lodge at Sonterra.

I also agree... We lived here after relo in 05 for 8 months. OBVIOUSLY, a differnt managment corp.. Totaly changed, and absolutely horrible. Thank God we signed a SHORT 3 month lease. Completely disappointed and these people should be ashamed.

i go to the office daily for the last 5 months there r u young ladys all they do is sit on theiur butts and give no responce no one even wants to acknowledge tenents also they don`t even know the number for mbs management if its the truth how the heck they got hired i fount out from other tenents that she has seen employees come and go like central station thats why they don`t care only they care is their hours and pay chek does anyone have a number higher than the office for mbs management cause i did email mbs in houston and no responce help me plz anyone some one

I am so glad that I came into the website and read all the reviews. My boyfriend and I have been looking for nice upper scale apt. complex to move into, so being that Lodge at Sonterra is located in a nice community, well kept area (from what we can see on the outside) and close to my employer it was going to workout perfect. But after reading all these negative reviews we are not even going to think twice about living there. I can't believe that a management company can operate in the conditions that were mentioned by several tenants in these reviews. That is so terrible and nobody should have to live in those conditions especially when paying outrageously in rent. I read so many reviews and the one about the staff and how they treat you, I kind of got some bad vibes from the girl that we have been dealing with especially when she kept telling us to call them back that she couldn't give us any information on the availability. We went there in August and she told us to call her in September, that she would have a better idea of the apts. that would be available, well I went over there instead of calling and she gave me the run around and said she couldn't tell me anything until she gets notices for leases that are up in November and that they require a 60-day notice from tenants and now I'm suppose to call her back in October. So she basically told me the same story. That kind of put up a red flag for me but reading all these reviews really helped me make up my mind and we will be looking elsewhere. Thank you so much, you saved us.

Well, it is funny to see things haven't changed. I used to work at The Lodge of Sonterra and got fired because I didn't want to lie to the tenents when the apts had a mold problem. The management that I was with sold the property to Lincoln Property and Lincoln ruined the place. They were/are so rude and lie to their residents. Very sad. I thought it was better to care about the safety of the tenents than lie about it. I guess they didnt like that. I'm better off with out that company.
