There is a serious amount of crime to contend with at The Manor at Castle Hills. Crime such as busted windshields and windows of vehicles, and several sexual assaults against females. And, I might add that these are not isolated events, but are regular occurrences, lately. And, when you sum up the facts of escalating crime to the resident's property, crime riddled and unsightly surrounding neighborhoods, and lack of competitive conveniences it becomes apparent that the owners/investors are out of touch with reality with respect to the new rent amounts they are asking. The owners/investor fail to institute reasonable measures to ensure or test that crime on their property decreases. The owners/investors could increase the lighting in some areas, have a patrolling officer or 2 officers patrolling, repair fences in some areas and reinforce in others, and/or add security cameras.
And, it is true that the management, per the owners I believe, instituted new rules taking away some amenities and conveniences that made this property competitive. Amenities such as garbage pickup have been taken away. I have lived in many communities where garbage pickup was provided. Inevitably there are going to be individuals that will not comply with property guidelines set in place to maintain and improve the aesthetics and cleanliness for everyone's enjoyment and behalf. Like not leaving one's garbage for days before pickup, or refusing to only place garbage out on pickup day. However, the management at my previous residences employed creative tactics to solve the problem rather than punishing all of the the residents. that is the meaning of management. I believe it is ridiculous and unprofessional to punish the residents at The Manor at Castle Hills rather than coming up with a creative strategy to resolve the issue.
I cannot resist this opportunity to discuss what I feel are erroneous estimations and analysis of the collection of facts with respect to market values and resultant rents here at The Manor at Castle Hills. I was in property management for over 6 years and I traveled the U.S. doing lease-ups. I understand the procedures determining market values. I believe a more accurate analysis of the data shows San Antonio's average rent for a 2 -2 with comparable conveniences and aesthetics is $824 - $843 and not $1035. And, the immediate surrounding perimeter, and in some directions far reaching, to The Manor of Castle Hills that the data may be collected from is an area riddled with unsightly housing and high crime rates/events that the residents here at The Manor of Castle Hills notice and are aware of.
The surrounding housing populations to The Manor of Castle Hills are individuals and individual families that would probably never economically qualify for an apartment here at The Manor at Castle Hills. The amenities at The Manor at Castle Hills are not stellar in comparison to the Medical Center and Stone Oaks apartments, for example, and we are in a higher risk area for crime; which is public information obtainable via the web. These are variables that must be factored into the analysis for the set market values for rent here at The Manor at Castle Hills. The fact that The Manor at Castle Hills has sustained itself against the surrounding dilapidation is of course a variable that can be factored into higher rents in comparison to it's competition. But, is the surrounding area really the competition' Recently, at The Manor at Castle Hills, I counted at least 10 cars in one parking lot that had their windshield punctured with a device that makes cracks across the entire windshield either horizontally or vertically requiring the windshield to be replaced at an average cost of $200. My car was one of them.
San Antonio is a somewhat bizarre city with respect to communities. There are areas where the demographics show a middle and upper middle socio-economic class community that is able to sustain itself amidst being surrounded by high poverty and crime. It is bizarre. But, there are areas that this is not the case to have poverty and crime surrounding a more upscale community. The Stone Oak area is such an area, and some of their rents are closer to the market value that I have stated above.
I will like to close with a statement about the staff here at The Manor at Castle Hills. The staff is great and very skilled. They really are top notch professionals. They are calm and courteous and have made bearable living with the reality of the increasing spread of criminal acts of destruction and theft to the resident's property, including recent sexual assaults against female residents. I believe they are doing their best to offset and prevent crime at The Manor of Castle Hills despite the owners/investors. They are prompt and efficient in addressing the resident's concerns and requests.
