This complex needs to be torn down. Period.
Cracked walls. Leaking ceilings. Walls and ceilings caving in. Appliances that don't work or work minimally. Outside lights go on and off at a whim. Foundation so bad the buildings sway. Serious water issues - either turned off, no hot water (or both) and the water runs gray, brown, and every dirty color in between. Abandoned cars everywhere. Drug dealing and prostitution right outside your window. Apartment doors kicked in and homes robbed.
Trash everwhere because BFI does not show up as much anymore. No more answering service for night emergencies. Answering machine only and no one responds. We tried, believe me. Roaches, large and small. Flea infestations even if you don't have pets. Exterminator useless. Animals in the ceilings spraying and leaving a horrible odor that lingers for weeks. Rats by the trash that doesn't get picked up as it should. Deadbeat parents - kids throwing rocks at cars. Foul mouthed little ghetto kids as young as 5 with "f" words all over the place. Office staff just plain lazy. If you complain, you will NEVER get maintenance to come over again.
TENANTS HAVE RIGHTS. For anyone with a problem here - send certified letters to the office and to the owners - Univesco, 2800 Dallas Parkway, Plano, TX 75093. Do not be intimidated by the lack of intelligence by the office. Call 311 (code compliance) until your issue is resolved. The office will lie to code and say things are fixed when they are not. Trust me. Keep calling. YOU HAVE RIGHTS. Code compliance keeps a history of calls. USE THEM!! Health and safety violations are cause for concern not just for you but for your neighbors as well.

This review is dead on. Not only are my walls seperating from each other and my ceiling is caving in but....my floor is also caving in. When you walk across my bedroom it's like walking down a ramp. Seriously. The manager told me I could move out right away but the problem is my other place will not be available until the beginning of november. She said sorry but she didn't have any other units open at this time that she could move me in. When I went back a second time to tell her that it is getting worse all she said was "I already told you that you could move out" I told her "I have no where else to go right now" She did not say anything. Little ghetto hoodrat kids everywhere. Not only do they throw rocks but they push shopping carts into the cars. Thanks for the code compliance info. I will be calling tomorrow.

Keep in mind that not everyone is having the same problems you are having. Some people are completely fine with their apartments. Don't believe everything you hear from residents. People like to gossip. I have 2 pets and I do NOT have a flea infestation. How do you suppose someone has a flea infestation without having a pet currently or recently getting rid of a pet... or even having someone come over that has a pet? I would find it impossible. Plus, do you know how fast fleas reproduce? If someone came into your apartment with a flea on them, you could possibly have 100s within days. Fleas don't just appear out of nowhere to give you more to complain about. About roaches, clean your apartment. I have had a few large woodroaches come inside because of the heat or rain and they are disgusting. You can go to wal-mart and get some raid or you could call for pest control. I do agree with you about deadbeat parents. Do you see the amount of kids running around the complex alone? They are bad too. Spray painting all over the buildings, fighting, throwing rocks... IDIOTS! For lisa, you were told you can move without breaking your lease so it is not the problem of the office staff that you have nowhere else to go. You should be thankful that the office has agreed to release you from the lease because of the extent of the damage. |

Just because someone has roaches does not mean that their apartment is not clean. Roaches can come from other dirty neighbors. And yes, fleas do not appear out of nowhere, you think??? The problem, again, are tenants who do not properly care for their pets. If they let them crap all over the place, for certain the poor little pets are not cared for properly. Nothing here was posted that has not been experienced. And yes, some apartments are not having all these problems. But that does not negate the responsibility of the owners to take care of the ones that do. Roaches also live in the walls, so when you have ceilings caving in and walls cracking open, the little critters will come in. Raw sewerage came up in two downstairs apartments and forced some nice tenants out. There are serious problems here and they need to be taken care of. |

I agree. This place is filled with roaches!!! I keep my apartment very clean, but I still keep getting these HUGE ROACHES in my apartment. I had to get a cat so he could get rid of them for me. I sware CPS needs to drive around this complex and pick up all of the little children running the streets with no parents around. I almost hit one with my car yesterday. These kids were paying tag in the middle of the road. I'm talking about 3 & 4 year olds. Where are the parents???!!! Do they even care??? Are they even home??? I'm happy to say that I am moving out. This new manager does'nt care about anyone that lives here, all she seems to want is new trash to move in. Maybe she likes to be around the drug scene. Well I dont and it scares me to have my children here around this TRASH!!! And yes, we also have several cracks in our walls as well.

I haven't been here long enough,but the things I see and promises that you made have not been done. For starters, when we shown the appts. they said that they were going to pressure wash the walkways, and they had not been done because it has been raining. Correct me if i'm wrong but we haven't had ran in months. Landscaping comes in and all they do is blow the leaves from parking spaces.What about the dead areas that have no grass. I know that this an older community but it should be updated especially for rent that we pay. The sign where you come into the appts. the lights are never on. Also, for the safety of all tenants notices should be passed out to all tenants stating break-ins into cars, and homes. This is to put everyone on alert and be careful. This is our first experience with Apartment living and it has been that good.
