I had stayed here less than a year and it was the worst place ever. I chose this place because it was cheap but it ended up costing me more. Too many horrible things to say. The main thing you must realize is that the management is completely incompetent. Even a person with a trace of common sense could do a better job. This is not an ethical company, going all the way up to the corporate level. If you try to contact someone at the headquarters, you can get an operator that can transfer you to a voice machine. Then your complaint gets sent back to your local apartment office to resolve the issue, but you never get anywhere. Just think of every possible way a landlord could make your life miserable that is Rolling Ridge Square. They are more concerned with making sure the little grass that exists is trimmed twice a week and creating a comfortable office for themselves. They tore down the ancient ruins of a tennis court and turned the free community party house into their luxurious office, complete with front row parking and a fountain. I had some really noisy and unpleasant neighbors, but that isn t even worth mentioning compared to the stuff I had to go through with the office. This place takes advantage of low income but decent people. I hope someone can learn from my mistakes. I've lived in much poorer places where the management is a lot more knowledable and helpful.

Pros: cheap, all bills paid or washer and dryer connections, easy access to highway.

Cons: Management doesn t care about tenants, management somehow has no ability to do their job, vandalism, theft, crime, assigned parking spots don t mean a thing, asbestos, roaches galore, ancient and broken rooms, pool always dirty but never open either. Idiots worked the phones and Management didn t return calls.

My experience, if you can stomach the whole thing:
- Moved in and notated all broken appliances and maintenance requests. Almost all ignored. Office seemed to never have or keep any records.
- A/C broke and flooded living room. They were able to fix after three appearances and two weeks later.
- received eviction notice without any prior warning and had always paid early. I showed my check copies. They unapologetically told me to disregard notice.
- informed of multiple vandalism cases immediately outside my apartment building. Management doesn t care, says to call police, they don t handle that.
- Parking lot lights are shot out.
- Spare tire gets stolen.
- Grease gets poured on my girlfriend s car.
- every other car is paintballed, luckily, it washed off.
- a neighbor s car gets a boulder in the windshield.
- Receive notice a few months in advance stating office will ask for a contract renewal. Contracted ended and management too ignorant to realize they never created a renewal.
- Truck door and lock is damaged as some punk tried to break in over night, cost about $600 in repairs. I decided to beef up renters and auto insurance (should have done it before).
- Report unknown vehicles in my parking space. Office does nothing. Apparently your space is only reserved for you during office hours, if that.
- Again report vehicle. Answering service offers to ask office to tow vehicle tomorrow, after car will be gone. I still never received a callback from office.
- Return from out of town at 3am to find bedroom, bathroom, and half of living room flooded with sewage. The smell is rank! Answering service wants me to stay and wait for management to possibly show up. The smell is unbearable and inform them that I am sleeping some place else.
- Go to work, receive no phone call of actions taken and find carpet ripped up from the base boards and furniture thrown in the living room. The smell is still there.
- I contact office next day and inform of smell. They say it should have been shampooed. I ask if my carpet is going to be put back or is it going to be replaced. They don t know, will get back to me.
- A few days later, no response. I call again no one knows anything.
- I show up in person next day, still no one to talk to.
- Every person that has taken a message is no longer working.
- Assistant manager agrees to re shampoo room ASAP.
- Smell still there. I request carpet be replaced. Contact corporate office to get voice machine
- Several days go by and no results or call. Go in person and assistant manager is no longer working. There is no record of any written request of problem. I present copy of signed agreement with former assistant manger.
- Head honcho says they did everything right and it s not their fault that I couldn t live in my apartment for two weeks. I say screw you, I m leaving.
They try to convince me I will be penalized for leaving but forget that I am not on contract. They try to offer a refund of two weeks if sign another contract. Yeah right, I m not that stupid.
- I move out, while they finally decide they should replace the carpet. The next tenant probably won t want to live there if there is literally a crap smell. But it doesn t stop there. Rolling Ridge still manages to screw me over.
- A few months go by and no deposit refund or report of damages. They find that no one has finalized the report. Plus, they had no record of my contact information and were eventually going to send me for collections because they don t know the difference between a debit and a credit.
- I go back again; no one knows where my file is. Totally different people working. Mr. head honcho isn t anywhere to be found, they got a new one.
- I am told several times that the check is on its way.
- Surprise, the new one doesn t know how to do their job either, Six months later I had to provide proof that I was approved to move out and deserved a refund. They were about three months behind on the water bill, so they were sure to deduct that. Check was sent to office instead of my new address. Good thing I still live in the city.
- I should have taken legal action against them a long time ago, but I didn t have the time or patience to keep dealing with these thieves.

I too am feed up with rolling ridge south apartments. I have a serious rat problem and I have caught 6 mice in 2 weeks. The came to spray once didnt help. We told them the rats are coming in from the kitchen floor, the mainetence guy came to put down mesh and then left a note saying he ran out of materials. That was a week ago still hasnt come back and we found 2 rats last nite and 1 this morning. I have a daughter and I pay too much rent to share it with rats. This is ridiculous! I am contacting the TAA and the owners of this property today!
