If you haven't already made the mistake, DON'T live here! It is a total nightmare!

I have lived here for 8 months now and have had a maintenance request still unfulfilled for 7 of those months. It is against the law to have a faulty smoke alarm and from what I hear, the office doesn't even respond to citations by the Fire Marshal! I guess you have to resort to a lawsuit to get anything done around here since MBS won't return phone calls either.

Don't even try to go to the office for any help. The staff and management have the worst customer service that I have seen in any industry. Haven't they heard that the customer is always right'!'!

They can't do their jobs, pay the bills, fix the gates, hire "security" to make this a safe place to live, answer the phones, not lose packages, etc, but the only thing they can do is make threats about not having neat patios for aesthetic purposes'!'! Something is definitely not right with this picture!

Several of us are looking into a class action suit, let me know if you are interested.

Just some food for thought...I do understand more your points and I do have to agree with most of them however.. Majority of the time your fellow neighbors (yes all of the young students that live there) come through those gates going at least 20 miles an hour trying to beat them before they close, or they will just plain run right into them. I have seen it happen. Each time someone throws the gate off it is $1000 to fix. Most of the time they will have people come out and fix it but by the end of the day someone will have hit it again. I encourage you to sit on the rocking chairs for a few hours and you will see how these crazy people come in and out of the gate. By the way they are not "security"gates they are limited access gates and you can call anyother property in san antonio or look at an apartment guide and they will all say the same thing becasue it is a liablity to call them safety. They are there to help control the traffic flow. As for packages.. This a courtesy!! If you look at the size of the property and think how many people get deliveries in the front office on a daily basis then you would understand. Many times it has been the carriers fault. You just need to contact the carrier and let them know not to leave anything in the office for you. This again goes for any community in san antonio. They are not obligated to hold any mail in the office for you. Your "security" would be called again courtesy officers and this process is when sapd or sherrifs etc. comes to the property to see if there are openings because if they take a position of the courtesy officer then there job is to mainly watch the office lock the pools etc. If you have a problem you can contact the SAPD on the non-emergency number at 211 and they will respond. Now as for work orders you need to put them in writing and send them certified. If the problem is not fixed then you can be released from your lease without predjeduce.I worked there a long time ago and even the old management team had a hard time with work orders and it seemed to be beacuse the property was so large that they needed a bigger team to cover both phases there. The other issue comes from how long it takes to get supplies. Most of the time supplies are bought in bulk beacuse of the time that it takes to get them in and once they come in there is a whole stack of work orders waiting to get fixed.There are only a few suppliers out of san antonio so sometimes an order has to come from houston or austin. The office people can only work with what they have. Most of it comes from corp. office. It maskes the front office have to sit on their hands because MBS has a system where every penny they spend must be approved and accounted for. That is what takes the longest. The staff is good they can do much. So give them a break if they could have everything perfect then they would. I hope this has shined some light for you on what goes on in the front office. Thats a lie. Whoever wrote this is still an empolyee for mbs because i gaurantee u that anyone that used to work for them would have nothing good to say about them.

Read your lease. Residents are responsible for replacing light bulbs and smoke detector batteries.

Actually, I was told that if I replace the batteries myself, it would release Signature Ridge of all liabilities! I am not that stupid!

some people just don't have the opportunity of experiencing the proplems others do. So ofcourse it is easy for them to defend the wonderful place where they live. Others, like myself, have had problem after problem. Sure, the complex is big and some parts may take ordering followed by a little wait time, but the least the management could do is give some feed back. I sat and waited 4 months for a list of repairs to be completed. After 3 faxed attempts and a whole lotta waiting, I still hadn't heard a word. Requests do not have to be sent certified, unless they are going to reimburse me for the postage. The management has an obligation to make these repairs if requested by other non-verbal means.

Just a word to the wise... If you write a written work order 3 times and make a copie of it for your self and it still isnt fulfilled within 3 weeks you can be released from your lease. Write them a letter that you will be moving out and they cant hold any thing aginst you!! Obvisouly you dont know that much!
