I have lived at "The Ridge" for 2 years and have seen 2 management companies come and go. I have never had issues because the price was right and I always scored some good deals. When the new management company came in and jacked up the prices, I wrote a list of all the pros and cons to justify the price increase.

Let me start with the pros:

Good management staff. Very responsive to request and super fast maintenance staff. They are very responsive to maintenance requests.

Cons:
a. Apartments in Phase 2 of the community don't have individual water meters and they use a formula to calculate water bills. This is unacceptable. I travel a lot and I have a 2BR apartment where I live alone. I still get charged $30 consistently.

b. The aisles are dirty. I mean real dirty. Bird poop and nests all over.

c. Next door Section 8 community tenants come by and use the basket ball court. Despite several pleas, management never took care of it.

d. Cars get keyed all the time. During my time I had 2 different cars and both were keyed.

e. If you go to SAPD's website and download crime statistics, there is quite a bit of crime in the area.

f. Don't live on first floor. I have had neighbours and friends tell me about peeping toms.

g. Speed bumps every 100 yards. This is crazy.

h. The gym sucks.

i. Pools are not clean. I have seen condom wrappers around the pool area and needless to say I walked back to my apartment.

j. Outdoor lighting is never maintained.

k. Even though the lease specifically mentions no pets over 50lbs, I have seen neighbours with pitbulls and rotweilers.

Like I said, I was ready to bear all the issues based on the price. But now, I am thinking twice if the rate increase is justified.
