I live in the efficiency apartment (the new complex) for 4 month. Major concerns:
1) The walls and the ceilings (floors) are too thing. Actually the floor is not too thing, it just does not have any sound insulation. It is constructed of 2 plywood sheets and some wooden sophisticated construction between the plywood. This makes sound travel easy and increases noise too. My neighbor on top in not a heavy man, but when he walks my ceiling vibrates and everything attached to it (lamps) vibrate too, and make metal noise. I feel like I have a metro station on the top of my head. Also you never expect when the neighbor jumps off the bed, and this big sudden boom scares you to death. Trust me.
Also when the neighbor opens up drawers, moves chairs, uses restroom, moves his Murphy bed, all that makes my ceiling and all lamps jingle, and I can feel the vibration with my body.
The neighbor wakes up at 5:00 am, and jumps off the bed. Even if I have ear plugs I wake up because I can feel the boom . Then I suffer for an hour while he is getting ready for something and running around the apartment You decide if you like it. You may be lucky to have a petit person living above you then you will not have this problem.
I can not hear his TV or talking which is good.
You can rent the top floor, but could it be too hot' And the buildings are 3 stories, so you will climb.
2) If you have friends you will need to find out where all the parking spots for guests are located. They are scattered around the place, and there are no signs guest parking . You have them listed on your move-in paperwork, so to find them you have to drive around, and get out of the car to check the spot number every time, because the numbers are washed away and you can not see them from the car window. Be ready to drive your guest from the other side of the apartment complex because all closest spots may be occupied.
3) The apartments are located in a flood area, and there are 2 ways you can drive in. First, from Wurzbach (Ingram mall side), second from Culibra/Timberhill. So if you used to drive from Ingram side you have to be ready for rainy days. The road gets barricaded if there is a puddle on the middle, and you will need to drive around via Bandera or Culebra. The bad thing is that you never know if the road is barricaded before you get to it. Then when you are almost home, and you can see the lights of your window and smell the dinner from 100 yards you have to turn around and go the other way which is another 10 miles.

Good things:

1) I never had a problem with the management or maintenance yet I guess it depends on how you can negotiate and communicate. If you come in the office with a rock face unhappy and demanding, I guess it is hard for the management to be smiley we are all humans after all. If you are friendly even if you come in with a problem it will eliminate unnecessary conflicts. I guess it comes from two sides, customer service and tenant attitude. Even if we know that customer is always right we should expect people making mistakes.
2) It is clean. When I moved in they painted/coated my bath tab, so I have a brand new clean bath tab! I did not even ask for it, I just mentioned that they should note in the paperwork that the bath tab is not very white. They just coated it instead!
3) It is quite safe. I can not say anything about cars and music because my windows are facing the back yard.
4) The amenities are pretty good the volleyball, the kids place, the tennis (the light was not working, but I hope they will fix it).
5) The area is big, and you can walk around making laps.
6) You get one car spot, and it is assigned. My spot is right on the front of my door, and it was never taken by anyone. It is a covered spot.
