My first problem with Stoneybrook was when I was in the UHAUL in the middle of an eight hour drive to San Antonio. They told me the apartment I was to move into was not ready, and would not be ready for a few days. There was nothing I could do but take an apartment that was not what I needed but all they had. A few months later I was awoken in the morning by a guy with Downs Syndrome, no lie, handing me eviction papers for not paying rent. I had paid my rent before it was due that month, but Stoneybrook did not deposit the check for two weeks after it was paid. I had made a mistake with my finances, not realizing that my rent from two weeks earlier had not gone through yet, so the check bounced. Then Stoneybrook not only charged me a returned check fee, and a nonpayment fee, but also charged me a late fee for every day my rent was late, and since it was 14 days late (because that is how long it took them to deposit the check) I had to pay a ridiculous amount that day (rent plus several hundred dollars). And I had to pay it by 5 o'clock the day I was informed or they "would take me to court." So I paid it, and after that, I had minimal problems with them until I moved out (the minimal problems included being accused of getting urine on someone else's patio and the water being turned off over a half dozen times, for entire days at a time). However, I had friends who were evicted, after a few months of living there. They had a one year contract, and they were forced to pay out their lease until someone else rented their old apartment. Stoneybrook made sure no one else rented that apartment, so they were forced to pay for 10 months they didn't live there. Well, I found out that I was going to have to move again exactly one year after I moved into Stoneybrook. I was given two weeks notice, and they day I found out I went to the offices and told them I was leaving. They looked and told me my contract ended the day after I was moving out. I thought we were fine, until they told me I would have to pay an extra half month rent, because I only gave them a two week notice. I argued that since we all agree my contract was up, I shouldn't pay after that day. They informed me that all contracts automatically renew, and they require thirty days to stop the automatic renewal.
On the day of our move out, no one would do a walk thru of our apartment with us. They said they could do it four days later. I was needed to start work 500 miles away two days later. We scrubbed our apartment clean, and per our contract, the carpet and paint has to be replaced automatically every five years, and our contract stated that our carpet and paint were due to be replaced after we moved out. Knowing this, we figured they could not charge us for that, and we should get our deposit back. Then instead of a deposit check, we got a bill for $2000 because they claimed they had to replace all the sheet rock in the apartment because of urine stains on the wall that soaked through the paint. My father and my father in law both ompletely washed our walls with a sponge while we were moving out, and we knew every inch of the wall was clean and in perfect shape. We disputed it, and they claimed since we weren't present for a walk through we couldn't . Then they sent the corresponding photos, which they admitted did not show any damage, and at least one of the photos was not even from our apartment, something we could tell by the kitchen flooring. Even after contacting the complexes management in California we could not get our deposit back or get them to take away those charges. Of all my neighbors who moved out, zero of them got a penny of their deposit back, and not one person had a legitimate reason for losing it. If you notice, the positive reviews on this site are from people who currently live at Stoneybrook. Let's see how positive the reviews are when it costs them $2500 to move out.

hey am on the process of starting a class action lawsuit on this guys for fraud i have very clear proof on somethings the more people i can get the better, shiryujk@hotmail
