Simply Horrible.

WARNING!
Beware! This place practices the age old art of the bait-and-switch! When moving to San Antonio for a new job we made the mistake of mentioning that we were pressed for time and needed a place ASAP. We thought we were getting one deal but 2 days before the move in we were told that deal would no longer be honored. We had little choice but to agree to new terms less favorable to us and accept the apartment. So begins our tale of woe.
Things you should know about Woodland River Oaks.
1.) The property is OLD. Like older than dirt old. The outside looks decent and the oak trees are simply lovely. However, the insides are old, run down and just plain nasty. We are talking appliances from the early 80's that hardly every work correctly, wall paper older than some college students, unlined shelves that are just painted over (including some lovely hair we found painted in to the wall), no ice makers.
2.) Bugs. The place is infested with ants. It got so bad we were calling every other week to have the place exterminated. Under the sink in our unit were holes in the wall big enough that a cat could have fit itself through.
3.) Cheap carpet. We are talking about the kind that starts fraying after only a few months of use. I simply cant wait for the management to stick us with this one.
4.) HORDES of children wandering the complex. I'm serious, they wander the complex in small self contained units of destructive fury. It's not uncommon to open your door and have them literally sitting on your doorstep of sitting outside your window. Parents let them wander at will.
5.) Parties. I was in college once, I know how it is to have a party now and then. However, the college student element here has them about 3 times a week, sometimes till 3-4 in the morning. We've been woken up several times by fights in the middle of the street. Complaints to management got us nothing but "You should just call the police".
6.) The Gate. Yes, someone had the bright idea of putting the "guarded" entry gate about 10 feet from Vance Jackson. So, if someone who doesn't live there decides to visit, traffic backs up into Vance Jackson while the guard fills out paperwork and calls the resident the guest is visiting. Now, security is fine and I'm all for it. However, there is no resident entry and you're forced to wait, in the middle of Vance Jackson, while this happens.
7.) Pipes busting. Something you should pay CLOSE attention to even if you disregard everything I've posted above. Should you make the mistake of actually visiting this lovely property, keep your eyes open on the roads in it. At first you'll notice what looks somewhat freshly recovered pavement, but on closer inspection you'll start seeing a patten of odd shapes cut into the pavement throughout the property. This didn't click with me until we had our first water outage because a pipe had broken. It happened again and again and again. Sometimes we got 24 hours notice that we would have no water the next day, sometimes we got NO notice. The pavement in this place is checkered with odd geometric shapes from where the ground has been dug up to repair the pipes.
Nutshell: The place is a serious dump. The trees on the property are nice but everything is just trash. The maintenance guys are very friendly and good at what they do (they have to be, here) and most but not all of the guards up front are easy going and friendly with the exception of 1 or 2.
Seriously, there are so many other properties in this area in the same price range where you will not have to put up with the conditions I've described above. Management is making a big deal about putting money into renovations but it comes out to less than $1k per apartment and the repairs being done so far are all outside and are not even being painted.
You've been warned. Avoid.
