What More Could Be Wrong With This Place'

I moved into a town home here and filled out a lengthy inventory of my "new" place. The ceiling in the kitchen is majorly water damaged to the point that it is severely sagging under the weight of the bathtub and toilet above. I can't wait to fall through some morning. The AC/Heater blows a musty smell in your face. The paper thin windows vibrate with music from the passing cars. One window looked like someone tried to break in; the rubber seal is torn up at the latch with a crack in the pane at the same location. The texture is falling off of the ceiling above the shower because of the roof leak above. There is also visible black mold in this location. The handrail at the stairs is about to fall off of the wall. The floors creak. The wooden balcony rail is rotten to the point of collapse. Someone forgot to put carpet padding under the carpet for a joint jarring stroll across our floor. The pipes make noise in the walls. I can almost hear what the neighbors say through the walls. I'm scared to use the dishwasher and have hand washed my dishes from day one. Paint is very cheap and missing in spots. Leaking roof has tiles that occasionally fall from the heavens. The closet "rails" sag under the weight of my very small wardrobe. They keep telling me that they will get to these issues. I have complained in person and in writing many times. I have been waiting for seven months now and nothing has been done.

Ha Ha! I believe you moved into my old townhome. Sorry, I am not laughing at your expense. Far from it. I'm only checking to confirm that four months after I've moved out, the management company is still ripping off their tenants, neglecting necessary repairs, and allowing this complex to simply rot away while they take in profits from overpriced utilities and rent. Also, has anyone else noticed that this complex has had so many different names (and management changes) that it is actually listed two or three times? Check out the listings at the end and you will see: Woodland Townhomes, River Oaks Condominiums, and Terrace at River Oaks. It is all the SAME property. They keep changing staffs and changing the names. Don't let that (or the brightly colored flags and the signs posted in the front entrance) fool you. At first glance, this place looks OK. But beware, it is a SLUM! It's like my Dad says, "There's no point in polishing a turd." You all have my sympathy. I endured hell for over a year when I lived there. Move out and away from these crooks as fast as you can! If the staff threatens you with "late fees" or "repair fees" at the end of your lease or if they withhold YOUR deposit because of THEIR neglect and incompetence, contact an attorney and seek advice. I did that, and they immediately stopped the harrassment and let me move out in peace. It was the LEAST they could do after their crooked tactics. Honestly, I have never dealt with such rude and dishonest people in my life.

One thing that was very mysterious....I got a copy of my apartment inventory from the office the other day to make sure they had all those things wrong with the apartment listed when I moved in so I don't get hit with charges or lose my deposit. The inventory was magically blanked out. They left my name and date at the bottom and cleared out all the stuff I wrote.

Doesn't surprise me at all. During my last few months living there, I showed up in person to pay rent and utilities. I told them firmly I wanted a receipt with the date and the signature (no initials) of the staff member who accepted it. When you finally move out, go to the leasing office with a witness, turn in your keys, any final payments etc, and INSIST they give you a receipt for the keys, payments and a form (with the current date) that reflects amount you owe is zero. Otherwise, they might try to screw you over. Also, when I mailed work order requests and any type of complaint letter, I sent it certified mail and also faxed it from work and got a confirmation sheet. After my moldy carpet (due to pipe leak) was neglected for three weeks, I contacted the corporate offices and gave them 30 day notice to move out AND took photos of the entire apartment (holding up a copy of the newspaper) to show all of the damage (which was not my fault). When they tried to charge me several hundred dollars AND late fees (for no reason) AND a 50 dollar utility bill, I showed up with a file of information, the photos, copies of all correspondence and showed them the business card for the attorney I had consulted. This company relies on breach of contract, bait and switch, and misrepresentation in order to profit. (Check out how they advertise the property on other web sites. One example: They haven't had limited access gates in over a year!) At one point, this rude, obnoxious woman in the office looked me right in the eye and insisted they had never received my letter that indicated I was moving out. So they would continue to charge rent. I was flabbergasted. Then, she took a file folder out of a cabinet, opened the file, and out popped the envelope with the letter I had sent a month earlier, and the envelope was opened! What a DUMB ASS! I also emailed a complaint to the Troubleshooter reporters. I suggest you all do the same if these crooks and liars continue to treat tenants this way. This really needs to stop!This was a stressful and upsetting experience for me, but I learned to keep careful records, to do careful research BEFORE signing a lease, and to be more assertive. Get together with other neighbors who are also unhappy. There is strength in numbers. Good luck to you all and take care.
