HORRIBLE! TERRIBLE LIVING CONDITIONS! Embarassing to live here!!!!!

After reading this review, you may want to read the response below from Jusslivin. It's obvious that they are associated with this complex, in my opinion. Why else would they be here looking at this' Anyways, I only point it out to prove my point about the management here and the levels that they will stoop to. I will let you make up your own opinion ;)...

I don't even know where to start. Wow. First - We preleased a month in advance. Came to get keys and move in. a month later Apt. not ready, office locked in middle of day. Knew I had an appt. to come get keys. Did not notify me. So here I am with boxes and movers and no appt. Painters were just walking in to paint it for the first time. They had a month to prepare, and hadn't touched the apt.! So angry! Second. The apartment we were shown the first time was a "model" home. New carpet, wood floors, fresh paint, accent walls... etc. I asked to see one that was ready to move in. I wanted to see what they "really" looked like. I am not an idiot I assure you, and wanted to be prepared. They showed me a regular apt. that was being moved into. It was not near as nice as model, but okay. I asked at that point, if this is exactly what our apt. would look like. The guy said, and I quote, "Absolutely, we wouldn't just put you in some crap!" The guy has since been fired, which is sad, because although he was a lier and jerk, he was the only one who would greet you in the office, and at least act like he would help. He was the "scape goat" for this complex. When we went to move into ours, it was awful!!! No words can describe how dirty, moldy, and beat down. None of our blinds fit the windows, the main windows did not have blinds... etc. The kitchen cabinets are made of pressed wood and paper, they are peeling and beat up. The floors were old old white vinyl, which were never sealed so they are buckling from moisture. Shortly after we moved in our air conditioner broke and leaked all over the bottom floor. I was eight months pregnant and after many many requests for maintenance, they still had not fixed. I began to get sick and had to find somewhere else to stay because it was so hot. We had to threaten with a lawyer (on my doctors insistance) to get it repaired. Then it took another month to get it completely done, wires hung down and hole stayed in cieling during that time. Cieling was water damaged and paint ruined. Took an act of Congress to get someone to come in and patch the thing. I laugh sitting here thinking about what they actually did. It looked like they came in, took a can of white spray paint, sprayed a little in a circular pattern over one of the spots and left. There were still spots all over the cieling. I don't know what that deal was. Two weeks ago, they finally came in while I was at work and sprayed over the other spots. Our cieling is polka dotted and three different colors of white. Can we say trashy' They finally had to come in and replaced the floors because we had mold starting to grow in the master bath, and the kitchen floor buckled so bad the refrigerator would not shut. They put down a wood looking vinyl (all one big piece) not tile. Then they trimmed it with white caulking. It is the worst job I have ever seen. I could have done a better job with marshmellow creme! When they removed and replaced all of the flooring, they beat up and chipped the paint off all of the base boards, yep still chipped and missing paint. Shortly after moving in, we also noticed our dryer was not drying. Came to find out that they do not cover external dryer vents (which is a fire hazard, and a law), and a bird had gotten in to build a nest. They would not/ could not fix. They said they have to get an outside company to do it, company was never contacted. My husband has done his best to remove it with an outdoor vac hose and vacuum. Still does not dry. All I can say, is shame on them, and I will keep my fire insurance in force! Right after that, a big rain came and our roof finally gave in and leaked all over our stairs. This was reported at the end of March 2007, it is now October 23, 2007 and the leak is still there. We have three showers, only one works, we have submitted work orders over and over for these, and still not fixed. The maintenance guy will finally show up, look at it, tinker with it, say he'll be back then never return. Turns the work in as done, and doesn't do it. The Manager will never see you. After six months, we have finally had enough! My husband told this sorry complex that he refuses to pay full rent for half an apartment. It is plain not fair. We have tried to work with them, and they will not return calls, or see you. The office is either locked at odd hours, or the manager avoids you. My husband tried to track her down for a week before he would pay rent this month. She avoided him and then charged us a late fee! We have ALWAYS been early/ on time with the rent. She knew we were trying to resolve the issue with her, and avoided us, and now charges a late fee at her fault' The office staff is NO help at all. They have all been replaced and still no better. This is advertised as a gated community, but the gate has been closed a total of three evenings in the six months we have lived here, and when it is the out gate is open and people just go through it. We live on the outskirts by the outer gate, and all kinds of people squeeze through the gate to come use our basketball courts and wander the parking lot. My husbands jeep has been vandalized and the gas cap stolen. I am afraid to be home alone, or come home after dark. All the paint and wood on the outside was rotting and the beams were unstable. They have a paint crew repainting and "patching" this stuff right now. It is the WORST job I have ever seen. They did not tape anything before they painted. The day that they painted our unit, I was at work. They stuck a note in the door that day saying that they would be painting. I was at work and did not know and they painted all over my daughters toys. There is orange paint speckled everywhere, on the toys, the windows, the floor. Tacky poor job. When I had people visiting me after the birth of my baby, I was mortified for them to see the shape of the apt. we were in. People could not believe it. Oh ya, we were also only given one mail key, because they had lost the rest, the day I was in there to pick up my mail, another girl was in there trying to get hers. They did not have any for her. She had been waiting for a month on them. They also promise reserved parking, by permit. We never recieved a permit, and that has never been enforced. As a matter of fact, when we moved in, there were two abandonded cars parked in two spaces. We had to beg them to remove them. Finally, they had one towed (months later), and the other belongs to a tenant and he just moves it occassionally from one spot to another. I would never have signed the lease if I had been given the chance to see this apt. They have told us that lots of apts in this complex have roof leaks and it is going to cost so much to fix, that corporate has to get involved. People, they can not afford to keep this complex up, or they just don't care and don't want to. This paint job is just slapping a band aid on a very sick issue. The insides are aging and rotting away. This is a sad existence for us, for anybody! Our lease is up in April, but if at all possible we will be breaking lease to move. Why should we honor the contract any more, when they have not honored it since day one' We are good people, and trying our best not to stoop to their lame business tactics. Our neighbors are VERY loud, and VERY rude. Young boys on one side, and just a wacked out family next door. Very inconsiderate. I just had a baby in July, and I have a toddler as well. They know it and play their music loud enough to shake the rafters at all hours of the night. They congregate in the parking lot and yell and talk loud. Weekend evenings are HELL! 2:00 in the morning and I am having to call the police to get some quiet and deal with screaming babies that they have waken up. UNBELIEVABLE! The office will never help you. I have called numerous times, and finally have gotten to where I have to call the police. I hate wasting their time on petty crap like this, but come on! Please, know that all is written on this site is all true. These tenants are good people who have been scammed as I have. You CAN find better. Don't settle for this like we did, no matter what they offer you. I would like to say that this is just us and we are just picky' No way, this is the norm. here. I am sure that I am forgetting something else, but I just want you to be warned. I would not wish this on anybody. Please don't move here. They need a wake up call. I could go on and on, but I am so tired of typing! Look away, and don't even consider!

I would just like to add to this commentary that it is now 11/27/2007 and we still have a hole in our roof, no heat, showers still don't work, bird nest is still in dryer vent, and rude loud neighbors still here. They did come promplty to work on the heat yesterday and are supposed to finish today. All in all, it is just one thing after another. I am so tired from lack of sleep on the weekends due to noise, and just the general care of this apt. complex... and now a freezing apt. I am seeking legal help, and will update on results.

Leasing a month in advance does not mean that your apartment was vacant for a month and they had a month to get it ready. It means you signed up for an apartment someone else was still living in and you were next in line when they were done here. Usually, they only have about a week or so to get things switched between residents. Secondly, as a leasing agent myself, it is written into your contract that you are not allowed under Texas law to withhold rent due to maintenance issues. As an consenting adult, regardless of how happy you now are with your decision, YOU CHOSE THIS PLACE! Of COURSE the model is nicer than the actual apartments. --That is the same ANYWHERE you go (except brand new places)-- Just as you've done in job interviews, complexes "put their best foot forward" to make a good first impression. The turn over here is just like anywhere else. Management companies, leasing agents and owners included. Any and EVERYWHERE you go, there will be similar issues, if not with maintenance, with parties, crimes and your children's safety. I genuinely believe the people here are making the best of a poor situation. As for towing: There are laws to protect the owners of vehicles. You cannot just have something towed on a whim, or because someone reported it as "abandoned". The vehicle must first be stickered for an extended period of time and some companies even require written notification to the registered owners of the vehicle. These things take time. As far as your neighbor complaints:Come on now. Really. Think about the process this involves. One: You complain to the office, about something that happened overnight when none of their reresentatives were here to substantiate your claims. Two: So they receive your unhappinesses, and try to address the issue (i.e. lease violations to those noisy neighbors) Three: Said noisy neighbors come to the office, turning everything that you said around, pointing accusatory fingers and at times, outright denying your claims. Four: Police do not respond, so there is no documentation of actual noisy event. See how complicated this becomes? Most complexes have a "3 strikes and you're out" policy when it comes to violations. The office cannot control the conduct of the tenants, aside from issuing minor citations. These people pay rent here too and also have rights. Managers EVERYWHERE avoid you. That's why they're the managers, have their own offices, and CLOSE THE DOOR. The lower-level employees are the ones that are in place specifically to weed through the daily traffic of residents, prospects and applicants.

You have no idea what we have gone through. I am a mature, responsible, honest adult. Shame on you for being so judgemental. We have done our best not to rock the boat... but my dear person... whoever you may be, there is such things as Tenants Rights. We have always paid our rent on time until the mess here. For your information, I have counseled with the Attorney Generals office, and he has told us that we have a very valid case and that we could get out of the lease if we wanted to. We have lived in this hell hole for eight months attempting to do the honest, responsible, respectful thing and honor our lease, and we continue to have problems!!! Our neighbors are loud and have partied EVERY weekend for the last seven months. Now you tell me that there is justice in that and my office is taking care of the matter! Three strikes and you are out - whatever? The only reason any one would stick up for this place is because their paycheck depends on it. Don't waste my time. Yes leasing a month in advance does give the apt. time to have the apt. prepared for us. What is wrong with you? If they knew the people were not moving out until the day we were moving in, then they should not have pre-leased! Don't feed me your crap. Leasing agent or not! We have continuously addressed problems and had little to no response. Listen - leasing is a business. Treat it as such. If I go to McDonalds and request a hamburger, don't make me wait an hour and then give me the fish. You can't expect me to want to stick around and eat there again, or pay for it. Come on... really... are you that cruel? Our a/c did not work for a month, now we have no heat and it has been a week. We have a gushing leak in our roof that has been there for six months. There is so much more, but what more do you want to hear? Don't belittle me and act like I don't know what I am doing! I am not some idiot. HOW DARE YOU DEFEND a complex like this!!!!!!!!! One, you don't have any idea what is going on here unless you live here, and two you shouldn't care unless you work here!!! Go bug someone else!!The reason I even posted here to begin with is to save some good person the heartache, danger, and turmoil of living here. You so high and mighty? You come live here in our apt. By the way.... don't plan on much sleep on the weekends. Oh, and your remark about anywhere you go you will have problems... I quote "Any and EVERYWHERE you go, there will be similar issues, if not with maintenance, with parties, crimes and your children's safety." ARE YOU INSANE???????????? Anywhere I go will have issues with my children's safety? Obviously you are a nut. Your arguements here don't hold water. The Manager should not avoid you if you have real legitimate issues. The only reason the manager would avoid you is if they are irresponsible and choose not to respect your issues. As far as me CHOOSING to live here... I stated that I prepared and stood up for myself in the beginning. I supposedly was shown what to expect and what I would be living in. I went in with my eyes open as a responsible individual. This apt. complex did me wrong, and had I known about this site before I leased, absolutely I would have run and not looked back. You make me ill. Go away.

You all both need a life. If you live in a dump...move out! Of course this person works there!!! Why else would they be defending this complex!

Get a life? It sounds like these people are taking time out of their lives to post a review on here to warn other people like us who don't want to move into something like this. I, for one, am grateful to them for taking time to post their review and defend themselves against the management and reviewers like you "anonymous - need a life". Shame on you for being judgemental and blowing your "hot air" around. Just an FYI, yes I live in this dump, and to "move out" involves a lot of mess. If we were to "break lease", not only would we have to pay the reletting charge of approx. $800, but we would have to pay back every "concession" (approx. $500) that we have been given for hardship we have experienced here, not to mention "new" deposit and rent for a new place. Before you "jump to conclusions" maybe you need to find your compassion, tact, and maybe a brain.
