We have been at Villas for about 5 months. I like it. I have a saltwater aquarium (75g) and the office said it is fine to have. The only gripe I have is our noisy neighbors, but that's in any apartment. Our utilities are on the higher end since I keep our apartment 75 degrees or lower, and I have my large tank which uses it's share of electricity. Our Average bill has been about 120 for electric, an 20 dollars for water (again, the aquarium). Our view is great minus the phone poles. I live at the far end of the property and NEVER hear the planes inside. I lived one block down in Biltmore Park, and holy god that place does not even compare. The amenities are GREAT! I highly recommend this place, unless you are a snob that gripes about everything not being done FOR you.

Ok so after living here a year, we decided to renew. Our rent went up a whopping 6 dollars. I would like to explain something to everyone that has posted negative comments on this site.
1.) I hear no planes on the second floor, and if I have all of my windows and doors open, it is noticible, but not so loud that you can't have a normal conversation.
2.) The maintainence guys are great. I have had no problems with them, and they have gone out of their way to help at every turn. I understand others on this site have had make-ready issues, we did not. Also, when living in an apartment, there are going to be issues that arise that take ample time to fix. Things have to be scheduled and fixed; living in an apartment, this is a given.
3.) The price is GREAT for the location. You are literally 5 minutes from EVERY MAJOR HIGHWAY, yet you are surrounded by wooded areas and a lake (which is drying up) We moved here because this is "off the beaten path" although it is RIGHT next to it!
4.)Bugs, yes.... You live right next to a lake and the woods. There will be bugs no matter what you do. We live viewing the lake and any time we have asked, they have powerwashed the areas inside the buildings so the walkways are free of spiders and other bugs.
5.) My girlfriend had a "break-in" in her car, which it was unlocked, nothing was stolen either, so I assume it was some kids.
6.) The Ammenity Facility.... Holy God, this place is righteous. There is indoor racquetball, and basketball. Sure sometimes, like on Saturdays, there will be SOME pickup games, but for the most part you can EASILY sneak in and play with no one around. The workout room is top notch. The BBQ pits are great as well.
I grew up in SA, and for the price this is THE BEST VALUE. Go check out "The Mansions" in Stone Oak. You can hear your neighbors talking through the walls even if it is soft spoken words. The only thing you can hear in your apartments here is your upstairs neighbor, and that is only if it is kids stomping around.

I've seen the 5 foot snakes on the bottom level by the stairs. They are scary!!!
