Friendly mgt but poor follow through

I've lived here from Nov. 2004 - Aug. 2007

Pros & Praises:
-Affordable prices
-Enough parking spaces
-Good neighbors (at least in my building)
-Fast, effective maintenance
-Mature shady oaks
-Weight room with 2 tredmills, 1 eliptical, 1 recumbent bike, and all-in-one weight machine
-Friendly office staff
-On-site laundry room

Cons & Complaints:
-Poor landscaping (the trees need to be trimmed so that the sun can shine and the grass can grow. When it rains, the mud is everywhere. It even washes over the walkways.)
-It seems that the corporate and local offices do not coordinate or know what each other is doing or promising to do.
-While the office staff is very friendly, they seem to be incompetent. (See examples below) In June, without any notice, all of the office staff was gone and replaced with one new person. I haven't formed an opinion of the new staff yet.

Examples of Incompetence
1) I renewed my 2006-2007 lease early, and understood from the renewal letter sent by the parent company AIMCO that I could have my choice of an "early renewal bonus:" either a carpet cleaning or $100 off of a month's rent. I chose the $100, but the month after the new contract started, I had not received my $100 credit so I spoke with management. They said I would see the credit on my next month's rent. I didn't. Again, I reminded them. Again, they promised, but nothing. This went on for 5 months after my new lease started (and remember, I renewed early so in addition to the time since the lease started, they also knew two months before the lease even began how I want to receive my bonus). To resolve the matter, I ended up having to cancel the credit card that I had given Walnut Springs permission to autodraft. I wrote them a rent check for $100 less. Canceling the card was a nuisance for me because I had to update all of my other bills that autodrafted using that card. No one in the office ever acknowledged my solution to the problem or apologized for the inconvenience and frustration they caused me.

2) For Christmas 2006, the management had a decorating contest and advertised $50, $25, and $15 gift certificates for 1st, 2nd and 3rd prize. I decorated my apartment, not for the prize, but just for fun. I ended up winning 3rd place, but I was never notified by the apartment company. My neighbor, who happened to be in the office one day, told me I had won. In March, long after the decorations were put away, I received my gift certificate. I don't really think at $15 gift certificate matters too much, but the disregard for principle of fulfilling your promises, especially in light of example #1, was disappointing.

3) The apartment occasionally reminds residents of the $300 bonus for referring your friends. In January, two of my friends noted on their lease papers that I referred them to the community. In March, they moved in. In late March, I spoke with the manager to remind her that I was due a credit on my April bill. But come April, my invoice did not reflect the credit. I inquired, and they assured me it would be on my next month's invoice. It wasn't. In May, I was getting very frustrated so I went to the office, only to learn that "more forms needed to be signed to process my credit." So we all signed the forms with the promise that the credit would show on my June invoice. When the June invoice came and the matter still wasn't resolved, I turned in my rent check minus the $300 and with a note explaining why the amount was less than the invoice. On June 5, I came home to a red eviction notice taped to my door. I called the apartment immediately and left a message asking the manager to call me back asap. By mid-morning I still had not received a call, so I called again and left another message. Finally, by the afternoon, someone answered the phone and I explained that I needed to discuss my eviction notice in person that day. I went to the office only to find that all of the former office staff was gone, and the new woman did not know anything about my referral credit. When she looked up my information, she said the forms had not been processed and that she would take care of it immediately, but I must write her a check for the $300. She promised me the credit would show on my next invoice. I told her I had no reason to trust her, but what recourse did I have other than to loudly and firmly explain my situation within earshot of potential residents. Finally, when my July bill came...the credit was not issued. I called the new office woman, and she "looked at my file" and that the credit had been issued and I should subtract $300 from the invoice. I did.

All this frustration over what should be bonuses and thank yous. It's not worth it. I don't intend to renew my lease.

It's upsetting to have to deal with these types of situations. The new management (Sept. 2007), is extremely RUDE. Especially the ASSISTANT MANAGER. She always has this look on her face like she's constipated. I feel sorry for anyone that has to deal with her. I went in to pay a past balance (because I broke my lease), and she didn't say ONE word to me. She is such a not nice person!
