To the manager, Tricia who I believe just wrote the following review. Just an intuitive hunch! She now lives in Country Oaks in an adjacent apartment to me. I am your favorite tenant who pays $679,that has lived here for 9 years, and who does not have loud parties and keeps to myself. The one you are trying to get rid of because I pay my rent on time and don't bother the other tenants. . .

I think you have not checked the FAIR Market rate in San Marcos lately. For instance in Sundays paper of the San Marcos Daily Record. Factually stated as advertised in the newspaper.

2 Bedroom, 2 Bath home on MLK $595

Country Oaks apartments are over-rated and over-priced for the going fair market rate in San Marcos. Their lower income housing program is based on Austin's market which is lumped into Travis & Hays County. If your prices were within what is fair and equitable, then why are their so many empty apartments' I have never seen the parking lot so deserted in the nine years that I have lived here, and I see more empty apartments than ever before. How many empties are there' 14 20'

In addition, student housing plans like at the Zone etc. are set-up differently than the lower income housing program. You cannot base your rents on student housing. They are designed to have roommate plans so in essence a 2/2 apt at the Zone spit between two people is only $400 per month. It is not designed for one person to pay the full amount. I know because I have personally checked into this and also know a lot of students who live in student designed apartments.

As far as the loud music goes, within the past week, two different people have had their loud music going for over 30 minutes. And if you think it is no big deal, well I disagree with you there as well. I think it is extremely discourteous of other tenants who play loud music in the parking lot, whether they live there or are just visiting. They should have the decency and respect of other tenants, NEIGHBORS and turn down their extremely loud music before entering the complex. I am tired of being wakened up from sleep from a momentary blast of loud base that rattles the inside of my apartment that could be louder than an earthquake. AND I CONSTANTLY WHERE EARPLUGS AND IT STILL WAKES ME UP. . . It is equivalent of being a prisoner inside your own home.

I think it is outrageous that my rent has gone up $80.00 in less than one year and I feel that you are going to jack it too me again and raise my rent at the end of this month when my lease is up for a third time in one year. I have asked other people and they have never heard of such a high rent increase, then they ask me if I somehow pissed off the manager.
Well, I guess I did . . .

I am planning on moving to Country Oaks and have been reading these ratings, It sounds to me that you have a personal problem......if you don't like it then why don't you just MOVE OUT!!!!! I have been treated really well, and have been given all of my information upfront. I have been shopping around town, and believe me they have really friendly staff. You list all of these other places with lower rents then complain, complain and complain about your situation......deep down YOU know that these are great aparments that are WORTH paying for!!! THAT'S WHY YOU HAVE BEEN HERE FOR WHAT.... 9 YEARS!!!!!!!!!!!GEEZ!!!!! DONT TRUST THIS RATER..................

For your information I have and did enjoy living here until the current manager and the new management company Tricia/Orion started running things about 2 years ago! Since you asked, I moved here when my husband died tragically, he was run over by a tractor and mangled to death by the blades used to chop down fields, and the coroner had to pick his body up in pieces. My daughter and I moved here in 1998 so she could attend Texas State University and since I had no reason to live in Houston I moved here to be closer to my remaining family. After my daughter graduated and moved out, I decided to enroll at the University to fulfill a lifelong goal of getting my college degree. I just graduated Summa Cum Laude this past December. And I am looking for a career job in the Austin area so I CAN MOVE OUT! Not because I do not like the walls of my apartment. I am tired of being unduly and inequitably treated by the management of Country Oaks. When I have lived here for NINE YEARS AND HAVE ALWAYS PAID MY RENT AND DO NOT BOTHER THE OTHER TENANTS. For starters I was threatened to be evicted Thanksgiving eve as I was leaving to go out of town, if I did not come into the apartment office right then and there to sign a form that had white-out on it. This was 8 months after I had already turned in my compliance paperwork and was totally unaware that there was any problem with the paper work. BUT SOMEHOW IT WAS MY FAULT! I SHOULD HAVE KNOWN BETTER. My question is, WHY DID THEY NOT DISCOVER THIS 8 MONTHS EARLIER WHEN I WAS UP FOR MY ANNUAL RE-CERTIFICATION AND TURNED IN THE FORMS A MONTH EARLY? To make matters worse I found out that they allowed my room mate to come in after the holidays, but I was not allowed the same courtesy. NOW WHAT AM I SUPPOSE TO THINK AND FEEL? And to really show how they abuse their power I was again threatened with eviction 10 months later after I had already turned in the compliance paper work numerous times and a month early for some other infraction. And made it look like I was late. The manager of Country Oaks boss who is the regional manager for Orion, when I asked Cynthia, why they did not notice or catch any problems with my paper work after I initially turned it in, and why did it take them until 6 months and 10 months to determine that they did not have what they needed, but YET I WAS THREATENED WITH EVICTION, and made to look like it was my fault and TREATED DISRESPECTFULLY. HOW WOULD YOU FEEL TO BE CONTINUALLY THREATENED WITH EVICTION? TRY TO PUT YOURSELF IN MY SHOES . . . For the past 7 years I did not have a single problem filling out my compliance re-certification papers. The current management is good at making it look like it is the tenants fault, when you are totally unaware and depend on them to help you. Cynthia agreed with me and said that was a good question. They should have caught it sooner. Here is another great example: This past year, they falsified records saying they gave me 3 prior notices about coming in to sign re-certification forms which I HAD NEVER SEEN. The one and only notice I received was a notice that stated IT'S THAT TIME AGAIN TO FILL OUT YOUR RE-CERTIFICATION PAPERS, and a notice about an on site inspection being performed by the government who monitors the Tax Credit Property. I filled out the forms, like I have for the past 8 years and turned them into the office within a week of receiving this first and one an only notice because it was that time again, and like I have for the past 8 years, like clock work. NO PROBLEM, SO I THOUGHT! That following Monday, The manager called me at work and started harassing me, telling me I had to make sure the employment verification was turned back into them that day because I WAS LATE. I was dumb founded, because I had just had received notice and within a week I had turned the paperwork. Seems very suspicious and intentional on the managers part. I know first hand how dishonestly she operates and how she harasses/threatens the well being of Country Oaks tenants. I again was threatened with eviction, if I did not turn the form in that day by 5 pm. That is when I finally got fed up and called Tricia's boss, the regional manager over Country Oaks property and I faxed CYNTHIA THE DOCUMENTATION TO THE CONTRARY. They got caught in a BIG FAT LIE! They put false notices in my file saying that I ignored them. And then tried to make it look like I was late and when I called them on it, they tried to blame it on my room mate, saying maybe she took them and did not tell me. By that time my roommate had become engaged and spent 90% of her time with her fiancee and so I know my room mate did not take them and when I asked her she said, NO WAY! She is a responsible person and had no reason to keep the notices from me (we are friends), and she left on good terms. UNLIKE THE MANAGEMENT OF COUNTRY OAKS WHO WANT TO MAKE IT LOOK LIKE THE TENANT IS AT FAULT WHEN THEY ARE NOT IN COMPLIANCE OR GET AUDITED AND DO NOT WANT TO LOOK BAD BY THE GOV'T AGENCY THAT MONITORS TAX CREDIT PROPERTIES. They have learned how to manipulate paper work. . . . Oh! I could go on and on about the abuses I have suffered. . . . I'M JUST GETTING STARTED. . . . Then during the same process, after I had turned everything in including the employment verification. The manager served me with another eviction notice saying I had to be out in two weeks because I was a full time student. The fact is I was only a part-time student which I had to prove to the office by getting a form from the registrars office on campus. And fill out a form and have it notorized. And I had to give them copies of receipts that showed what I paid in tuition. Tricia, was not able to evict me. This is how a 52 year old, part-time, non-traditional, working student is treated at Country Oaks. THIS IS VERY SERIOUS, a former maintenance person and two other tenants told me THAT THE MANAGER WAS DELIBERATELY TRYING TO EVICT ME AND THE WAY SHE KEEPS RAISING MY RENT, LEADS ME TO BELIEVE SHE STILL IS, since her previous attempts have FAILED MISERABLY. The former employee and tenants of Country Oaks wanted to inform me of what the manager was trying to do because they did not think it was EQUITABLE, especially since I have never bothered anyone and ALWAYS PAID MY RENT ON TIME. The manager has so much disdain for me she raised has raised my rent $80.00 in less than one year, it is just another one of her manipulative ways of trying to get rid of me. There should be laws against people who bully good tenants because of her own personal vindictiveness. . . Her abuses towards me are unwarranted and invades my privacy and right to LIFE, LIBERTY AND PURSUIT OF HAPPINESS. This is so wrong on so many levels. I CANNOT BEGIN TO TELL YOU HOW STRESSFUL THE MANAGER HAS MADE MY LIVING HERE BECAUSE OF HER BULLY TACTICS AND OVER STEPPING HER AUTHORITY. I HOPE YOU NOW GET THE FULL PICTURE OF WHY LIVING HERE IS SO UNPLEASANT. IT HAS NOTHING TO DO WITH THE APARTMENT ITSELF, BUT HAS EVERYTHING TO DO WITH HOW THE MANAGEMENT OF COUNTRY OAKS TREATS THEIR TENANTS, WHICH IS VERY POORLY. Does anyone out there believe I have a LEGAL CASE against Country Oaks. Or know where I can go to seek legal council? OR JUST TO STOP THE ABUSES. I AM TIRED OF STRESSING OUT ABOUT THIS! You are in no position to judge . . . Wait until you actually live here! I think it is PRETTY DAMN SUSPICIOUS that you have formed such a deep attachment towards Country Oaks and have not even moved in. HMMMM. . . could you in FACT be the MANAGER HERSELF? I AGREE IT DOES SOUND VERY PERSONAL. Are you familiar with Harry Potter and the Order of the Phoenix movie and the evil antagonistic character Delores Umbridge? This evil character managed the school of Hogwarts and portrayed a sugary and sickly sweet purposeful villian, someone who enjoys punishment, just for the sake of causing pain on those she has control over. P.S. I WAS TOLD BY COUNTRY OAKS WONDERFUL STAFF THAT THE OWNER OF THESE APARTMENTS ARE PLANNING ON INCREASING THE RENT AGAIN. MOVE-IN AT YOUR OWN RISK. You have been duly warned!
