I have been looking for a new apartment in Lafayette over the past few days and have noticed how much people read these reviews, so I'd thought I'd put my 2 cents in for my last residence.
First of all, I want to state that I loved it at Country Oaks. I was a college student at TxState and was moving in with my new boyfriend. Neither of us had renters credit, or any credit at all to be honest. Rondell, the manager at the time, was awesome. She answered all of my questions, gave me quotes on pet deposits, which she honored still even after they went up from $300 to $400 before we actually got out kittens! (I was mad when I got the notice saying we owed another $100, but I went into the office and said that Rondell had quoted me $300, and she agreed she had stated 300 immediatly and had her assistant wipe the bill clean.)
As for the actual apartment, yeah there were some shabby pain jobs, like where they put acrylic paint over oil paint on doors, but it didn't bother me too much. There were some discolorations in the walls and carpet, but I noted them on the claims sheet when I moved in. The walls were semi noticeably patched when looked at closely, but nothing that a picture didn't fix.
The microwave was tiny, but still worked all the same. The dishwasher was old, and broke once, but the maintenance men fixed it the same day I put in a request. They even pulled out the coat hanger my BF got stuck in it trying to fix it himself. (Ugh, men sometimes. lol)
I never had a single problem with parking or the safety of my car. I never felt threatened while living there. Now I did live in the front of the complex in building 2, so I dont know what happened in the rest of the complex. I know that there were notices sent out to everyone that stated not to play basketball late because it disturbed other people, but we weren't near it.
I never had a problem with noise amazingly, but the more amazingly thing is, is that I never had anyone come and tell us to be quiet, cept the one time the BF got out his drums. Oops. We loved to blast music, and never heard anything about turning it down. The only time we ever heard anything through the walls was through our bathroom, and it was usually our neighboring couple having fun.
As far as the new management, I didn't have any problems. We even moved out in December when our lease didn't end till the end of April. They allowed us to turn in the keys, and they cleaned it and then had it rented out by mid January, and released us from paying any more rent. They used the extra money from the days of January that we weren't technically the renters of the apartment and the deposit to fix the repairs needed for the apartment, and then put the remainder towards the "break lease" fee of like 400 or 450. In the end, we only owed like $240. We were pretty happy with the end result, and they gave us over a month to get the money to them.
One thing I feel a must to say ... the laundry room is AWESOME! It was awesome to be able to put all the cat boxes and extra stuff in there. I will never rent an apartment without a laundry room. I was so spoiled!
All in all, I loved this place for the 1.5 years I lived here. I find myself holding all of the new apartments I'm looking at to this standard. Yeah it wasn't perfect, but it was awesome for the measly price in a college town! It sure beats the other places like the Exchange if you have furniture of your own. It's a government subsidized apartment for Christ's sake, so don't be so picky.
