Wow...watch out when you are moving out because they will charge you for any small thing they can think of. I had to place a complaint with the better buisness bureau because they tried to chanrge me almost $300 for a carpet cleaning when I had even rented a professional steam cleaner from HEB to clean the carpet. The managers are horrible and extremely unprofessional...downright RUDE with little regard to their residents. Don't bother reading the lease because everything they write in there will totally change once you move out! If you try and dispute what they say, they will just tell you that this is the way they do it with no rhyme or reason to it--no matter how rediculous it is. I hope enough people will realize that they are being scammed and decide to fight against them...I hope no one will have to go through what I did!

My daughter just experienced the same scam after moving out with the very unprofessional manager citing arbitrary rules that appear nowhere in the lease, saying multiple times "that's the way we do things". I've filed a complaint with the Better Business Bureau, but so far, they have opted not to respond to that complaint. Next stop, the Texas Attorney General.

I am in the apartment business and whatever is in the lease is what goes. They cannot change things after you move out. So, Im thinking you misunderstood exactly what was going on or what was said. Also, there is no way a carpet cleaning would cost $300 even if you had bad stains in the carpet that had to have special treatment. All you have to do is ask the manager for proof that it cost them $300 to clean your carpet. My guess is that they charged you the $300 to replace the carpet. residents like to put all the blame on the office staff and parents like to think that their little angels can do no wrong and the fault lies with everyone else around them. When in reality, the parents are blind and the kids like to lie. I have been in this business way too long to believe that Hillside Ranch or any other student property would go against what is written in the lease and charge things that arent true. Call the better business bureau and the Texas Attorney general, I can guarantee you that it wont help. The apartments have the signed lease which is a legal binding contract to back them up. Im sure they took pictures to back to them up, ask for those pictures. Otherwise, you are S.O.L, sorry. Next time, try reading the lease "before" you sign it.

OMG they charged m 600 dollars to replace the carpet!! I lived there for 2 years and most apartments have to replace the carpet every 2 years!! They are the nicest when you are signing the lease but TRUST ME DO NOT RENT HERE!! I hate this place with a passion and because of this I now read reviews!!

This place sucks good luck when you move out they are going to royally screw you no matter how much you clean.. My roommate and I scrubbed the whole place down and it looked exactly what it looked like when we moved in and we still got charged $150... its a joke! what a waste of time i should have just left it a wreck! the office workers are soooooooooooo rude no matter how nice you are... once you sign that lease they dont give a crap about you anymore! you are just another stupid college student to them!

dont live here the people that work in the office are so fake and really rude anytime you come into the office even if you are just paying your rent.. patty is the manager and she is such a ----- she talks to you like you are a child in trouble i hate that woman with a passion i cant believe i rented from here... everyone go on strike against hillside ranch PLEASE!

I totally agree with all of these negative responses here. The office manager that currently works there is completely unprofessional and rude. The office doesnt care anything about the residents. They are really cute apts. and a great location, but the current office manager is terrible!
