I moved here in August 2007, and will be moving out May 2008. For the price, it's not a bad place to live. It just depends on what you expect in an apartment.

Pros
- Very close to campus. It usually takes me about 10-15 minutes to walk to my classes
- Beautiful backyard. The river runs along the backside of the complex, and you can jump right in from the backside of the complex. If you get a river-facing apartment, the view is really beautiful
- Good size apartments for the price. I pay $575/mo for 670 sq ft, and that includes internet and cable
- Lots of friendly people. All of the other tenants that I have met have been pretty nice
- Plenty of parking. Even if you get a "crappy" parking spot, you still don't have to walk very far
- Seems pretty safe. No break-ins that I've heard of. There was one incident where some kids vandalized the walls with black spray paint, but it was cleaned off within a day or two.
- The staff is okay. They are friendly enough, but don't expect them to bend over backwards to help you out. They're students too, and don't really care all that much.
- Maintenance usually responds within a day or two. I've had to call them out three times, twice for the same issue.
- Plenty of hot water. I don't think I've ever had to take a cold shower.

Cons
- Noise. I live on the first floor, and we get lots of drunk college kids being loud and obnoxious right outside our apartment. I'm an adult student (29), and this gets very annoying. There is also a train track that runs very close to the complex, and you can hear it from inside your apartment. Even if your apartment is at the furthest point from the train, you will still be able to hear it.
- Lights. This may sound odd, but there is too much light outside next to the windows. It is nice that the complex is well lit, but there is a light right next to my bedroom window. It is so bright that I had to pin a blanket up over the window so that I could sleep.
- Flooding can be a problem in some apartments. Do not rent a unit on the first floor of A or B buildings. The first floor for those buildings is actually below ground level. I have friends that live there, and their apartments flood every time it rains. I'm on the first floor of C building, and have never had a problem, but it is much higher up than A and B.
- You will have to walk to campus. There are buses to campus, but none that stop at the complex. There is a stop across the street, but its at the beginning part of the route and drops you off at the student center, so it takes less time to just walk it.
- Apartments are old and outdated. My carpet is marbled green, and it has definitely seen better days. My appliances look fairly new, but they are the cheapest ones you can get. They do the job, but nothing fancy. Walls are thin and I can often hear my neighbors above me and behind me, but it is not too major of a problem. Be careful of piling too much stuff on top of the racks in the closet. The racks are not very sturdy, and collapsed twice on me, once with nothing but clothes on them.
- The kitchen is tiny. I cook all the time, so this is really an issue for me. But if you're the typical college kid who thinks cooking is phoning the local pizza delivery place, this won't matter for you.
- In the summer, the bugs are horrible. There are these spiders that build webs amazingly fast, and everything outside is covered in spider webs. Management can't spray outside for bugs either because the river is a state-protected area.
- The outside of the complex in general looks like crap. They desperately need to paint the place. There isn't usually much trash laying around, though. The groundskeepers do a really good job of keeping things picked up.
- These are university apartments. You have to comply with dorm rules for the most part. Management likes to conduct random "candle searches" and will ticket you if you are caught with any candles sitting out. I have friends that have had some stuff stolen during one of these searches, but I have never personally had a problem with it. In addition, if you don't pay your rent or owe them any money, they can put a hold on your grades so you cannot get transcripts or register for classes.
- You also have to have a university parking permit that costs a little over $100 for a year. If anyone comes to visit you, you have to get a visitor's pass from the parking office. The visitor pass is free (I think) but still a pain in the ass.
- You have three days to move out after you graduate, or after the end of the semester if you are going to move out. Considering you will have to deal with finals and papers and all the usual end of semester stuff, this makes getting packed up and moved out very stressful.
