Toilet and A/C problems

The apartments are nice enough, but during the summer the A/C would break and leak all over the carpet, the maintenance guys were nice enough, but their solution was a quick fix and a giant fan, we would then have sub-par A/C for a week until it broke again. they finally replaced our entire unit after about 4 months and we have not had any problems with it since then. but our toilet has been breaking since we first moved in at least twice a month, often the maintenance would not come for days at a time so the entire apartment would smell like sewage. usually it was the main bathroom that had the problems, and since this is a 2 bedroom apartment it was not considered a "maintenance emergency" so we would have to use the master bedroom's private bathroom around our roommate's sleep schedule. again their solution involved a quick fix and a giant fan. another big problem is the hot water, every month or so they do maintenance on the water line and turn off the hot (and sometimes cold) water completely for days, usually with little to no warning. very thin walls, you can hear all your neighbor's foot steps and music easily.
