I lived here my last year in college in an efficiency and really loved it. Because they had a laundramat behind my building, my apt. always smelled like cling free. I met my husband there (he lived 2 doors down) and still maintain friendships with people I met out by the pool. I would recommend Stadium View, you can't beat the location. No place is perfect, but this one is better than a lot of other communities around San Marcos.
