Lived here two years. Nice amount of space but SO not worth the money. A- The walls/floors/ceilings are PAPER THIN and you can NEVER get sleep, especially when your neighbors are partying til 5 AM. I can actually hear people's conversations as they stomp up and down the stairs.
B- They DO NOT clean this place. When it gets really really awful they'll do a once over, but they "clean" it and IT'S STILL DIRTY. Good grief, can't you bother to clean it until it is clean'' Sheesh. Oh and dog poop everywhere. All the time. Smells lovely.
The pic I attached, with the cigs, bottles, caps and trash' Just days after "cleaning."
C- Maintenance is so-so, sometimes they are good but once I waited a MONTH to get by dryer looked at because of an absolutely *revolting* smell. I called the office half a dozen times. A mouse had crawled into the hose and died. Fortunately my dad visited only a week after the smell began and he was able to open up the hose and took care of it. Finally maintenance came *4 weeks* after the initial call. Come on!
D- The usual stuff. Cheap, sometimes broken fixtures, messy paint job. Not enough parking for residents, must resort to the visitor parking--Visitor spots are made for motorcycles I swear. You CANNOT fit most vehicles in these spots without crossing lines and be able to open your door. Dangerous for paint jobs, let me tell you.
Staff is friendly, I give them that.
Surely it ain't the worst spot in town, but they have made me hate it. And they have the gall to significantly raise the prices AGAIN! Bye-bye University Springs!

You must live in Building 8 like I do and yes there is dog poop out there and I have seen them clean it up and send out flyers to people. I'm glad they do that most other places in San Marcos just leave it there. I'm not sure what your talking about with the parking I've never had a problem and most of my friends haven't either and I drive a big truck and I can open my doors fine so that seems a little over dramatic. I to have waited a little longetr than I should to get things fixed but it got done and things come up, I can understand that my garbage disposal has to wait for an A/C. As for the partying till 5am, welcome to college. Also, the price? I don't know where you are living next year but their prices are the lowest compared to ther the other "student properties" so I gues you want to live someplace built in the 70's.

Nah, you can open your doors if you park over the lines... nobody parks inside the lines with a truck in those visitors spots at the fence. I've asked they repaint the stripes but nothing so far. I've lived 4 years in this town and none of the places have had the noise problems this one does. The problem isn't the partying, it's the thin ceiling that makes every step/stomp into thunderous booms. Fortunately I've already found several places that are nice with better prices. :)
