Definitely more good than bad

The bad:
Your car is going to get dinged no matter what. But I think this pretty much going to happen at any apartment.
There are an unusually high amount of utilities interruptions. However advance notice is always posted in enough time for you to take a shower the night before.
The neighborhood is not that great. The apartments next door are a hotbed of crime, but it tends to stay contained. There is a chain link fence separating the two.
Repairs seem to be a little slow, but I don't need them often so it's hard to say exactly how slow.
The good:
Apartment management is really understanding if you are a good tenant. I had no late payments for my first year here, but when I totaled my car, it caused me to fall behind on my bills. The apartment ladies had no problem with me paying my rent 14 days late, and didn't charge me a fee. This year, I am having problems with Toyota double billing me on my car note. A second time, the staff was understanding and allowed me to pay a few days late without penalty. This is the best apartment staff I've ever had. They are truly willing to work with you, if you are making an effort to hold up your end of the agreement.
There are not many college kids here. That means there are few late night parties. The slight downside to this, is there are more children. This might not be an issue for you, but I work nights and sleep days, and am a light sleeper on top of that, so they often wake me up after the school bus drops them off. Not really a big issue, I just pop an Ambien.
Neighbors are generally quiet and keep to themselves.
The grounds seem decently kept. Every morning when I come home from work there is a gentleman cleaning the parking lots. Maintenance men are often out and about and don't mind if you ask them questions while they're working.
There is a TSU bus stop right in front of the apartment. I'm not a student but my boyfriend is. He has a parking pass this semester, but it's actually easier for him to take the bus than to walk from university parking.
