I lived at Ye Olde Colony for 3 years and the apartments are pretty decent. If you want the most square footage for your money, they're probably the best in San Marcos.

Other than the roadway noise from Aquarena, they're pretty quiet. It seems like mostly old folks live there, so it's a good place for a college student who wants to avoid other college students.

It isn't the prettiest complex ever, but it does look better than most of the garbage in San Marcos. Crime was never a problem during my time there. You get one reserved parking space, and parking for a second car can be somewhat limited. The office staff was generally very friendly.

Overall, it was a great value for the money, with one issue: When it rains, water seeps up through the foundation. This wasn't a huge problem in my first apartment there, although I noticed a bit of mildew under a rug when I moved out. However, in the 2BR I moved into, it became a huge problem before I even knew what was going on. One day I noticed the carpet felt a bit damp, and I moved the bed only to find a massive colony of mold underneath.

The apartments are good and cheap, but you'll definately want to live on the second floor.
