My husband and I wanted to rent here because our friends live here and gave good reviews, and it also looked to be a beautiful place. Robert and the staff seemed very nice at first. We own our own company, so we gave them all of our paperwork and everything else they asked. We had a wonderful review from our current landlord, but we still got denied. Here's why: Before my husband and I met, he lived at an apartment in Stafford and was evicted. Robert called us into his office and was VERY rude and condescending to us. He told us everything else on our application was impeccable, but since my husband had been evicted 5 years back he couldn't approve us. When we asked for our $250 deposit back, he refused to give it to us. That's why I'm writing this review. Don't trust these people. If ONE eviction many years back will not get you approved when everything else was "impeccable" then screw these people. I'm not bitter, it's just that I can't believe how uncompassionate this management company is.

It is unfortunate that you had a negative experience at Shadowbrooke. Although Venterra strives to give excellent customer service to all residents, applicants and prospects, a Qualifying Criteria is in place which all prospective residents must sign and meet to qualify to live at Shadowbrooke. It is clearly stated that any evictions will be automatically denied, unless proof of full payment is made. A rental debt was discovered and, although paid, the rest of the application was processed. There are different criteria that must be met to qualify. Failure to meet any or all of the requirements can lead to an application being denied. Under these circumstances, your application was denied, as we must uphold the standards set forth for ALL residents and applicants. Since the first visit when I met you both, I have spoken with your husband via phone several times and in person once. It is unfortunate that I was not given the opportunity to sit down with both of you to discuss the matter, as you stated in your posting, but that opportunity was not presented. If you would like to stop by the office to discuss the matter any further, I would be happy to open a discussion with you.
